The University of Nebraska intends to procure a qualified Architect / Engineer (A/E) to provide program development and verification, design, preliminary cost estimating, permitting assistance, and construction administration services for the Architecture Complex LB384 Phase 2 project. The estimated construction cost under a Construction Manager at Risk (CMR) is $10,360,000. The total estimated construction budget including the GMP, in-house construction services, and the Owner's contingency is $11,393,000. The proposed project is to complete a combination of LB384 upgrades in five primary areas: 1) Utilities serving Architecture Hall West from the north; 2) Mechanical and electrical systems serving Architecture Hall West; 3) Code deficiencies in means of egress and plumbing fixture counts; 4) ADA and other functional deficiencies in the Stacks addition; 5) Other miscellaneous deferred maintenance items such as slate roof repairs to Architecture Hall, replacement of translucent panel skin at the Architecture Hall skylight, removal of mortar at all overhanging limestone and replacement with high-grade sealant for improved weatherability and cleaning and restoration of exterior brick and limestone. The method of contractor selection has not been determined at this time.
