Renovation of a museum in Oxford Mills, Ontario. Completed plans call for the renovation of a museum.
Approved in the 2022 capital budget is Phase I of Maplewood Hall Rehabilitation project. The scope of project will include project management, project mobilization, façade rehabilitation, window repair/replacement, attic ventilation, and Copula repairs. The Municipality of North Grenville is seeking proposals from qualified vendors to provide professional services for project management, project mobilization, façade rehabilitation, attic ventilation, and Copula repairs. Scope of Project: Project Management, Project Mobilization: All aspects of project management, mobilization, health and safety, Ministry of Labour notification is the responsibility of the successful proponent. Designated Substance Report: All reporting is the responsibility of the successful proponent. Testing may include, paint sampling, mortar sampling, attic insulation and other materials as determined by the proponent. There is a DSR available that was completed in 2021 in preparation of this project. Copies of the DSR package will be provided to proponents attending the mandatory site visit. Metal Roof Repair and Attic Ventilation: Installation of new vented ridge cap system suitable for the current steel panel profile. A vented foam closure system is preferred to ensure steel roof characteristics are maintained. Installation of attic baffles or rafter thermal protection at eaves to ensure proper attic ventilation is maintained. Various small roof repairs to be completed in a professional manner to ensure roof system sheds water adequately. Allow two days for labour plus necessary materials (caulking and screws) to ensure water cannot breach the roof deck. Provide options for eave ventilation. Wood Soffit/Facia Repair & Paint: Repair and replace wood soffit/facia detail as required while maintaining the historical woodworking. Ensure all wood is kiln dried, suitable for exterior grade applications. Installation of period correct attic ventilation. Once repairs have been completed, prepare the remainder of the soffit/facia for paint. Apply a primer sealer suitable for wood, (2) coats of Sherwin Williams Pro industrial High-performance epoxy or equivalent. Colour will be matched to the existing soffit/facia colour. Window Repair/Replacement: Please propose options for restoration of windows vs full replacement of period-correct windows. Copula Repairs: A complete structural inspection and restoration. Over the years, several attempts to maintain and restore the structure have been completed. The full restoration will ensure period correct materials are utilized. Ensure proper roof flashing detail is utilized and sealed to the roof deck. Proper surface preparation, apply a primer sealer, 2 coats of Sherwin Williams Pro industrial High-performance epoxy or equivalent. Colour will be matched to the existing copula colour. Front Walk/Accessible Ramp: Front walk replacement to sidewalk network: Remove current walkway and replace with 32MPA concrete with fiber additive with brush finish, saw cuts and smooth edging. Front step repair or replacement along with replacement of railing: repair or replacement of front steps and railings. Rear accessible ramp repair with railing replacement: Repair sprawling, repair or replace railing and steps. Stone Repointing: Stone repointing as required.
