As part of the Massachusetts State funded Transportation Improvement Program (TIP), the City of Beverly is in need of real estate appraisal services for the Project entitled "Reconstruction of Bridge Street" The property to be acquired will be partial fee, permanent easements and temporary easements associated with the above identified project. The project is located in Beverly, Massachusetts. The property will be acquired for roadway reconstruction. The temporary easements will be for a period to be defined and provided by the City. The City will also provide the language of the easements' Order of Taking. The affected properties are identified in the list attached to this RFP. The information provided indicates there are 159 affected properties. The number of properties is based upon the difference in ownerships presented in the list provided. These properties include but are not limited to single family homes, multi-unit residential properties, standalone commercial properties, a church, a neighborhood shopping center, mixed use properties and an auto-body shop. The purpose of these appraisals is to provide an opinion of the market value impact on the affected properties by the proposed acquisitions, which are to be acquired by eminent domainThe users of the appraisals are the City and its representatives, the Massachusetts Department of Transportation (MassDOT) and potentially by the Federal Government and their agency partners. No others. These appraisals will be used to assist the City with an opinion of the value impact resulting from the acquisitions.
