Demolition and renovation of an educational facility in Ave Maria, Florida. Completed plans call for the renovation of a 48,346-square-foot, two-story above grade educational facility.

*As of June 24, 2022, bidding has closed. This project is an interior improvement to an existing 48,346 sq. ft. two story building for an existing school "Rhodora J. Donahue Academy of Ave Maria" (educational occupancy). The existing building is a two-story type ii b unprotected, sprinkled building under the 2020 FBC, 7th edition and a type ii (0,0,0) per NFPA, 7th edition. This is based upon observation of the existing building construction documents. The scope of work is to provide new floor area (2233 sq. ft.) where it originally was a double height space for the addition of new classrooms. Other classrooms on the 2nd floor were not finished in the original construction and shall be finished as shown on these plans. The occupant load of the 2nd floor is increased by 74 from the original construction. This is for the addition of classroom #1 and #2 on the 2nd floor. The total occupant load of the 2nd floor as calculated by the FFPC and FBC will end up being over 500 occupants as shown on the life safety plan at sheet L1. Therefor a new 3rd floor egress stair was provided for. The corridors delineated as smoke partitions shall have the gypsum board run full height to the underside of the floor or roof structure above. The space above the ceiling is not used as an air plenum. Existing HVAC duct work to be reconfigured and new A/C system installed for new conditioned space. Refer to mechanical plans. Electrical modification to be completed per electrical plans. Provide 2a:10b:c fire extinguishers as shown on plan per NFPA 10 and as required by fire marshal.
