Remodeling of a mixed-use development in Reno, Nevada. Completed plans call for the remodel of a fire / police facility; and residential development.
Project Number - 20-044.21, 20-340, 143021, TMC190001-PO 5500025157, R20215894E1 Remodel of an existing single family residence to a Fire Station residence with associated structural upgrades. Most work is interior wood frame construction. A list of addendums will be issued at this meeting. Contractors can review all locations independently as needed. Phase 1 summary of work includes renovation of existing 2,450 s.f. residence to include: 1. Convert Master Suite in to two separate bedrooms and two separate restrooms. Including removal of the master bedroom patio slider. 2. Misc. restroom revisions to remove bathtub and replace with shower. 3. Revisions to the two car garage to convert to new exercise room. 4. Revisions to the existing RV Garage bay to convert to apparatus staging, including providing vehicle exhaust system. 5. Revisions to the existing kitchen and dining to accommodate additional refrigerators and food pantries. Including removal of the kitchen sliding door. 6. Remove bedroom closets to provide for armoire furniture sections. 7. Miscellaneous door hardware revisions. 8. Miscellaneous electrical and data revisions 9. Providing fire sprinkler room, mains in attic, including new insulation in roof rafters. The Scope of Work for this project shall include (but not limited to) the following: o Submitted proposal to include all new equipment, parts and supplies as specified to complete the design scope as detailed in the Bid Set provided. o All installation to follow specifications, details and installation standards as detailed in the Construction Document set. Any alternates are to be submitted as an RFI prior to bid submission. A submitted proposal without approved alternates will be subject to design conformance per the attached Exhibits. c. Demo master bedroom, closet and bathroom areas and add two bedrooms and two bathrooms. d. Demo closets in two other bedrooms and patch walls back. e. Demo walls in the kitchen, dining and living areas and patch walls back. f. Remove carpet and other floor throughout residence and install new flooring. g. Infill the two-car garage door to match existing exterior and install wall between two-car garage and RV garage. h. Rework patio area off dining area to add to inside living area. i. Structural retrofit of existing structure. j. Minor electrical and mechanical work
