Site work and new construction of a residential development in Ladysmith, Wisconsin. Conceptual plans call for the construction of a residential development; and for site work for a residential development.
As of January 12, 2024, this project is in the conceptual phase. A developer has not been awarded. The owner will re-issue a new RFP for a developer. A firm timeline for construction has not been determined. *The closed solicitation has been included below for reference: The City of Ladysmith, Wisconsin is seeking proposals for the development of vacant land, located along Phillips Avenue E. in the City of Ladysmith. The City of Ladysmith currently owns the property and is seeking a private developer for development of workforce housing. This request for proposals (RFP) is geared towards knowledgeable developers with experience in the redevelopment of historic properties and provides developers with the needed information to assist with RFP preparation and submission requirements, as well as the selection criteria. The subject property was formerly used to house a city/county animal shelter, city gravel piles, vehicles, signs and water and sewer utility related materials. The former animal shelter was situated on a concrete slab and was razed in 2018. A City garage on a cement slab and remaining utility materials and gravel piles will be removed prior to transfer of the property. Phillips Avenue was rebuilt in 2017/2018 including new water and sewer utility lines and a new paved road surface. The property is set among a number of uses, predominantly R-1 Single Family Residential The project site is located along a residential street (Phillips Avenue) and shares a neighborhood with both single and multifamily housing in the immediate area. A leash-free dog park is located adjacent to the property. A community center with a gymnasium and playground is located 1/4 mile to the north, the downtown business district is 1/2 mile to the north and a Walmart Supercenter and a new Hospital/Clinic currently under construction are both 1 mile to the west. Some of the largest employers in the area can be found to the south of the project site across the Flambeau River. The City owns the river frontage on the south shore of the Flambeau River and has maintained it in a natural wooded state with benches and a hiking trail. WI Trunk Highway 27 is a 1/2 mile to the west and US Highway 8 is 1 1/4 miles northwest of the project site. The property is situated within a newly developed (January, 2021) City Tax Increment District (TID).
