Renovation of a mixed-use development in Medford, Massachusetts. Completed plans call for the renovation of a multi-residential development.

MHA Job No. 2201 (AMP-1) Willis Ave. Rehabilitation of Fire Unit. Gut Renovation of 3-bedroom townhouse apartment. New Interior finishes, doors, cabinets, flooring, plumbing, electrical, windows, and siding. Contractor Qualification - DCAMM Certificate. Scope of Work A. Remove fire-damaged vinyl siding and soffit. B. Remove all kitchen cabinets. C. Remove all plumbing fixtures and damaged piping. D. Remove all bathroom fixtures and accessories, including bath fan. E. Remove all lighting, fire alarm devices, and wiring. Electric panel to be relocated. F. Remove all finishes down to the studs and subflooring, including and not limited to: 1. Flooring 2. Drywall and plaster 3. Tile 4. Doors, trim, and hardware. 5. Baseboards and thresholds. 6. Foil-faced drywall finish under first floor framing at crawl space. G. Remove plywood underlayment beneath kitchen floor tiles only. (Subflooring to remain unless damaged). H. Remove stair treads, risers, guardrail, and handrail. Existing stair framing to remain. I. Remove all closet shelving. J. Add Alt 1: Remove pantry wall and relocate radiator pipe as shown on drawings. K. Existing radiators and heat pipes to remain. L. Exterior work is limited to selective removal of fire-damaged window, siding, trim, and soffit. M. Salvage existing framing, furring, blocking, etc. to the greatest extent possible. N. Salvage existing plumbing systems and heating systems. O. Salvage and protect items indicated as existing to remain or to be reinstalled. P. Salvage and donate any reusable items. Q. Recycle debris at local recycling facility to the greatest extent practical The Project consists of a complete gut renovation of a 3-bedroom townhouse apartment. It is assumed that the building structure is in good condition and only minor repairs to the exterior are necessary. Work includes all new interior finishes, doors, cabinetry, insulation, plumbing fixtures, and selective replacement of windows and siding. Electrical work includes new electrical panel, all new lighting, devices, and wiring.
