Renovation of a multi-residential development in Kirkland, Washington. Completed plans call for the renovation of a multi-residential development.
The King County Housing Authority will accept Bids from Qualified General Contractors to furnish labor, materials and necessary equipment to complete the removal & replacement of the boiler system and in-unit heaters as listed in the bid documents. 1. Domestic Hot Water A. Remove existing 200 gallon domestic hot water storage tank and all hot, cold and recirculating piping, venting and controls. B. Install new domestic hot water heater including circulation pumps, expansion tank, new flue and intake venting, valves, drains, gas piping, concrete pad, and seismic strapping. 2. Hydronic and Electric Heating Systems A. Remove all five (5) existing on demand gas fired boilers, pumps, piping, venting, flues, valves, and controls. B. Install two (2) new on demand boilers and all associated piping, venting, flues, circulating pumps, air separator, expansion tank, chemical treatment shot feeder, valves, controls, reinforced pads, and seismic strapping. C. Isolation valves that will section off building by unit. D. Contractor to remove existing electric baseboard heaters in community room access hallway and install new baseboard heaters with tamper resistant thermostats. E. Remove, replace, 170 existing hydronic radiators F. Remove, replace, install as needed, radiator insolation valves G. Remove, replace, relocate as needed, low voltage wall mounted thermostats H. Inspect, replace, and repair low voltage wiring, transformers, and switching gear as needed I. Remove, replace, trim, chair rail, hand railing that may need to be adjusted to accommodate the installation of the radiators being installed J. Patch, texture, paint as needed to accommodate the installation of the hydronic radiators K.
