Lakewood Community Center Building Envelope and Structural Repair Project NOTICE IS HEREBY GIVEN that Pierce County is intending to hire a firm that is capable and qualified for the below: Project Goal Prepare a report that confirms and prioritizes the building envelope issues, estimates costs to correct them, develops a phasing plan for the work, and identifies potential funding sources to correct the items. Deliver the report in the condensed timeframe detailed below. Project Background The Lakewood Community Center was built in 1978 and has served the community well for many years with recreational and community programming. In 2017, a Facility Condition Summary was conducted that summarized the building's component conditions. In 2018, a more detailed building assessment study was prepared that reviewed the building to document the current conditions of the geotechnical considerations, building envelope, mechanical, electrical, plumbing and seismic systems. In 2022, after new water damage was observed in the building, a structural engineer reviewed the structure on the south side of the building. The memo stated that water intrusion was the cause of some structural issues in that area. Throughout the building's life, Parks M&O staff have repaired leaks and addressed multiple issues with the roof system. The current building envelope (roof and façade) is beyond its useful life and the roof system is no longer available or supported.
