Demolition and renovation of a playground / park / athletic field in Sausalito, California. Completed plans call civil work for a playground / park / athletic field.

Rehabilitate Fort Cronkhite Barracks 1057 Statement of Work 1. Demo a. Demo all necessary framing and drywall to complete framing and trades per contract documents. b. Demo all electrical wiring, conduit, devices, and lights that are not per contract plan (existing). c. Demo metal framed wall at the top of the stairs. Demo wood framed wall at upper stair landing. d. Demo temporary scaffold at stairwell. e. Demo carpet in stairs. f. Demo wood flooring from utility room (former gang shower) g. Demo water tank and stand (after asbestos abatement) 2. Framing and Drywall a. Complete all framing per plan. Includes structural drawing details. b. Complete nailing on sheer walls and add nails per structural detail. c. Remove T-straps from 6x6 posts and install strong-ties, wood, and fasteners per structural documents. d. Remove modified cross braces from 6x6 posts in kitchen and add cross braces to 6x6 posts to meet historic character. e. Add straps to living room/mechanical room sheer wall at sprinkler pipe location (damaged top plates). Tie into built-up beam at wall intersection with straps on both sides of beam to tie beam to wall. f. Complete floor framing and decking at the laundry room. g. Add framing for attic access. h. Modify framing at door frames so that metal-framed doors have two studs connected for strength and wood-framed doors have a jack and king stud. i. Repair ceiling framing in first floor accessible bathroom that has been damaged by previous plumbing install. j. Install blocking for bath partitions, towel bars, robe hooks, grab bars, cabinets, vanities, urinals, wall-mounted sinks, stair handrails, and any other necessary trades. Blocking must be wood. Metal strapping will not be accepted. k. Repair and/or reframe shower in men’s restroom to correct cut stud at shower valve. l. Add fire blocking and sealing at top of shaft in men’s shower room. m. Add fire blocking at mechanical shaft. n. Install moisture resistant drywall in bathrooms, kitchen, and laundry area. o. 30-minute walls shall run from floor to deck with framing and drywall. Drywall shall be sealed at the top and bottom of wall with acoustical sealant. p. Coordinate with plumbing, electrical, and insulation to insulate ceiling and the mechanical room. q. Patch all drywall in the mechanical room. r. Level-4 finish in all interior areas that are below ceilings. s. Level-1 fire-tape is acceptable above ceiling on all floor-to-deck walls. t. Level-1 fire-tape is acceptable in the mechanical room. u. Point-up drywall after prime coat. v. Install stainless steel screens on interior of gable vents. 3. Insulation a. Insulate walls with mineral wool to a minimum of R-15. b. Cut insulation around wires, boxes, braces, etc so that there are no gaps or compression of insulation. c. Insulate floor with mineral wool to a minimum of R-23. d. Install stainless steel rodent screen attached to the bottom of the crawlspace joists. e. Insulate attic to a minimum of R-30. f. Roof shall have a minimum 2” rigid polyisocyanurate attached to the roof sheathing. g. Insulate walls and ceiling of the mechanical room. Coordinate with electrical, plumbing, and drywall for insulation of the ceiling (floor of second floor heated space). h. Insulate interior walls of dorm rooms with mineral wool to minimum R-13 for sound attenuation. i. Insulate ceilings of dorm rooms on the first floor with mineral wool for a minimum R-19 for sound attenuation. j. Seal annular space around all exterior doors and windows with air-sealing sealant. k. Seal all penetrations to the exterior with air-sealing sealant. l. Seal all holes drilled from interior walls to exterior walls and between floors with air-sealing sealant. m. Insulate all plumbing supply lines with pipe insulation. n. Insulate bath exhaust fan ducts. o. Install insulated hatch/cover at attic access. p. Weatherstrip attic access. 4. Doors and Windows a. Install panic hardware on all exterior doors b. Install lit keypad lock on first floor exterior door. c. Weather strip all exterior doors. d. Modify all exterior doors as necessary for proper operation. e. Modify all windows for proper operation. f. Weather strip all windows. g. Add mechanisms to window in accessible bedroom for ADA compliance. h. Replace any broken panes. i. Install new interior doors and hardware. j. Transport interior GFE doors from Building T-1111 to the project site. k. Install all doors plumb and square for full operation. l. Install self-closing hardware on all dorm rooms doors (30-minute fire doors). m. Accessible doors shall have self-closing hardware and shall be ADA compliant. n. Install interior glazed tempered removable panel from at windows in shower rooms. 5. Trim and Carpentry a. Install MDF or wood base all interior rooms except rooms with tile floors. b. Install wood door and window trim or all doors and windows. c. All interior and exterior doors shall receive wood casing. d. All windows shall receive wood casing, sill, and apron. e. Install wall cap and apron on half wall in downstairs living room. f. The exterior of the second-floor door shall receive exterior casing to match existing doors. g. The siding on the left side of the first-floor accessible door shall be replaced to match the rest of the building. Siding shall be redwood. h. Properly install slots and seal/flash west gable vent to prevent water intrusion. Paint to match existing. 6. Bath Accessories a. Install all accessories to ADA standards. b. Coordinate with framing subcontractor to install blocking for towel bars, partitions, grab bars, robe hooks, etc. 7. Tile and Solid Surface a. Install tile backer board on floors. Backer must be installed with screws. b. Tape and seal edges of backer board. c. Install tile so that transitions to wood or vinyl floors meets ADA standards. d. Install waterproof membrane on all surfaces receiving tile. e. Install tile base in bathrooms. f. Install grout. g. Seal all tile and grout. h. Supply and install tile on shower walls. 8. Plumbing a. Complete rough-in of all supply, drain, and vent lines b. Replace any non-compliant rough-in. c. Remove and replace piping as necessary from mechanical room for insulation and drywall. d. Include ADA fixtures per plan (accessible bathroom and kitchen). e. Insulate all supply lines. f. Install three heat pump water heaters with expansion tanks and T&P drains. Water heaters shall be installed in parallel. g. Install water heaters in mechanical room on concrete housekeeping pads. h. Label and tag valves. i. Set water heater thermostat at level to kill bacteria and adjust all mixing valves so that hot water temperature is no greater than 120 degrees Fahrenheit at point-of-use. j. Remove and cap drain lines running to upstairs storage room. k. Hook up all equipment-washing machine with braided hoses, disposal, dishwasher, etc. l. Fire-stop all holes between floors and to the exterior. 9. Mechanical a. Conduct Manual D and Manual J tests to determine proper sizing of heat pumps, air handlers, zoned systems, ducts, ductless systems, etc. b. Submit shop drawings and product data for proposed HVAC system. System to include heat pumps, proposed zoning, controls, hydronic piping, drain piping, any ductwork (unless ductless system is proposed) and fresh air/ERV. c. Insulate all pipe and duct. d. Install any floor-mounted equipment on housekeeping pads. e. Coordinate with the CO for use or removal of historical duct work. Any demolition shall be the responsibility of the Contractor. f. Install range hoods and complete duct to the existing roof penetrations. g. Transport range hoods from Building T-1111 to the project site. h. Vent bathroom fans to the existing roof penetration. Confirm functionality of fans. Install in-line fan as necessary for proper function of bathroom vents. i. Commission all heating and ventilation systems. j. Install wall mounted ovens and floor mounted ranges. k. Install anti-tip device for floor mounted ranges. l. Fire-stop all holes between floors and to the exterior. 10. Electrical a. Complete electrical rough-in. b. Move upstairs panel to proper location. Junction home runs as necessary. c. Add panel to mechanical room as necessary. d. Furnish and install all lighting, devices, plates, etc. e. Install disconnects for electrical and mechanical equipment as necessary per code. f. Install exit lighting and emergency lighting as necessary per code. g. Install occupancy sensors for hallway and stairwell lighting. h. Remove and replace conduit, wiring, and fixtures as necessary for insulation and drywall of the mechanical room ceiling. i. Move smoke and heat detectors as necessary in coordination with HVAC and duct work to meet code. j. Move fire alarm pull station at top of stairs. k. Remove and re-install fire alarm devices as necessary for drywall install. l. Install ADA flashing light “doorbell” at ADA dorm room. m. Hook up all kitchen equipment (disposals, range hoods, ranges, dishwashers) n. Install proper pigtails on equipment as necessary per manufacture and code. o. Install a single receptacle in kitchen island. p. Test all GFI and arc fault breakers and outlets. q. Label all receptacles. r. Label all panels. s. Label all breakers and include a panel schedule in each panel. t. Install acoustical putty pads on receptacles and switches in dorm rooms. u. Re-test fire alarm system with NPS Fire Marshal and COR at time of final inspection. v. Fire-stop all holes between floors and to the exterior. 11. Flooring a. Sand and finish hardwoods throughout. b. Patch approximately 2 ft2 of hardwood floors in upstairs living area. c. Install underlayment and marmoleum flooring in laundry area and at stair landings. d. Install transitions at kitchen from tile to hardwood flooring for ADA compatibility. e. Install rubber step guards on stairs. f. Install transitions from different flooring materials for ADA compatibility. 12. Cabinets and Shelving a. Manufacture and install kitchen cabinets to conform with ADA accessibility standards. b. Install bath vanities in men’s restroom and the women’s restroom. c. Install cabinets in the unisex restroom, laundry room, upstairs storage room, and both upstairs bathrooms. d. Install adjustable shelving in upstairs storage room. e. Install fixed shelving in all bathrooms per plans. f. Install laminate countertops with backsplash in the kitchen and laundry room. 13. Painting a. Paint all interior trim, doors, walls, and ceilings per paint schedule. b. All walls and ceilings are to receive prime coat prior to finish paint. c. Paint any exterior wood that is replaced and/or listed in the contract documents. 14. Inspections a. Hire under contract a qualified independent third-party inspector for sections 14b-e. b. At time of framing inspection (all trades and framing complete), inspect electrical, mechanical, plumbing, and framing for code compliance. This will be the rough inspections. c. Inspect wall insulation for quality and code compliance after the rough and framing inspections but prior to drywall. This will be the insulation inspection. d. Conduct final inspection for code compliance of electrical, mechanical, plumbing, and building at the end of construction. e. Re-inspect after correction of any and all deficiencies found at time of inspection. f. Government inspections will be periodic. Fire Marshall and COR will inspect fire alarm and any sprinkler modifications at rough inspection and again at final inspection. 15. Hazardous Materials a. Remove asbestos wrap at the water tank. b. Properly dispose of all hazardous materials. c. Conduct testing to confirm the full abatement of the asbestos materials. d. Remove any liquid from the propane tank. e. Remove and properly dispose of the propane tank. 16. Cleaning a. Contractor shall be RRP-certified and shall have, at minimum, a RRP-certified superintendent on the project. b. A lead wipe test will be required at the time of final inspection. The test will be taken from a minimum of three downstairs window sills, three upstairs window sills, two downstairs floor locations, and two upstairs floor locations. This is the responsibility of the contractor. c. Clean interior and exterior of all window glass after final inspection. d. Clean plants and soils away from stairs into the building. e. Complete final-clean of the building prior to the end of work. Schedule of Government Furnished Equipment (GFE) a) Washing machine b) Electric dryer c) Three (3) refrigerators d) Two (2) freezers e) Wall-mounted oven f) Floor-mounted range g) ADA cooktop h) ADA dishwasher i) Non-ADA dishwasher j) Two (2) disposals
