Renovation of an educational facility in Kokomo, Indiana. Completed plans call for the renovation of a educational facility.
Each bid proposal shall include all labor, material, and services necessary to complete the project in strict accordance with the drawings and specifications as prepared and on file in the office of MSKTD & Associates, Inc., 1715 Magnavox Way, Fort Wayne, Indiana 46804. The Project includes a replacement of the building automation system (BAS) and related devices. Specifically included, but not limited to, the following. 1. Replacement of AHU branch piping and related devices. 2. Replacement of AHU controllers. 3. Replacement of VAV box controllers. 4. Addition of isolation control valves. 5. Replacement of pneumatic actuators, valves, tubing, compressors and related devices. 6. Replacement of variable frequency drives. 7. Updating sequence of operation for AHUs, Boilers, Chillers, etc. 8. Replacement of AHU end devices. 9. Replacement of AHU valves and actuators, and damper actuators. 10. Replacement of outside air dampers. Bids shall be properly and completely executed in accordance with the Instructions and Supplementary Instructions to Bidders and shall be submitted on the most current version of Indiana Form 96 and the Supplementary Bid Form included in the specifications. A Bid Bond in the amount of 5% of the bid shall accompany each bid. Bidder shall contact Chad Shepherd, (765) 454-7110, to schedule access to areas being worked on. Indiana State Gross Retail and Use Tax is not to be included in the Bid Price, as Kokomo School Corporation is tax exempt. The provision shall apply both to transactions between Kokomo School Corporation and the Unified Contractor and any subcontractors, and to transactions between the material suppliers to the Unified Contractor and any subcontractors. A Performance Bond and Payment Bond in the amount of 100% percent of the contract price shall be required upon notification of the successful bidder prior to signing of the contract. Bids shall not be modified, withdrawn or canceled, without the Owner's written consent, for a period of ninety (90) calendar days commencing from the day bids are received. All bids shall be itemized, and all signatures must include the corporate position of the signer and shall be properly notarized. The successful bidder will be required to furnish insurance covering Workmen's Compensation, Public Liability and Property Damage, and any other which may be required, before the contract can be signed and issued. The construction must be completed as follows: November 2021 - School Board Approves AE firm's contract. December 2021 - MSKTD begins Design Work May 25, 2022 - Bid documents are complete June 1, 2022 - First publication June 8, 2022 - Prebid meeting June 8, 2022 - Second publication June 22, 2022 - Receive bids July 11, 2022 - Board meeting to approve bids. July 12, 2022 - Construction begins Fall 2022: BAS engineering, shop drawings, order equipment December 2022: BAS Equipment received Winter 2023: Perform the Tracer Summit to Tracer SC + Upgrade and deploy the Air-Fi Wireless network throughout the entire building Winter 2023: Retrofit the induction units (Unit Ventilators) in the 1966 classrooms Winter 2023: Rebuild the chillers Spring 2023: Retrofit the VAV boxes in 1996 classrooms Spring 2023: Retrofit the FCUs Spring 2023: Retrofit the Hot water and chilled water system controls Summer/Fall 2023: Retrofit the AHUs. Afternoon or Weekend work where appropriate, if needed. Fall 2023: Punch lists and closeout November 2023 - Substantial Completion November/December 2023 - Closeout
