Alberta Infrastructure requires Prime Consultant services for all Consultant work necessary for the complete site remediation of the Georgia Pacific Property including demolition of the existing warehouse/office/other standing structures, removal of select utilities (ones that have permission to remove), removal of rail lines/pavement surfaces, and removal of all other above ground infrastructure. The warehouse was originally constructed in 1969 as a gypsum board manufacturing plant. This building is a 11,900 m2 building and ceased operations in 2009. After this time it has been used for drywall storage till the present date. There are various other structures onsite such as plant office with a basement, ATCO trailer, shipping and receiving building, ore transfer building, compressor building, oil storage building, waste storage building, and equipment storage building. There are currently two railway tracks (north and south running) that are present on the site. The site also contains various paved surfaces including a parking lot. The site is connected to the municipal water supply and sewage system however the sewage generated from the plant office is collected in a septic tank. The project scope includes hazardous materials removal and demolition of the buildings, structures, transformers, underground storage tanks (if present onsite), trees, roadways, pathways, septic tank, fencing, general site debris, above ground diesel tank, parking lots, site furnishings, light standards, and onsite signage. Site restoration will require the site to be levelled and compacted to prevent ponding (geotechnical testing will be required to ensure proper onsite compaction). The site is to be seeded upon completion. Tender from general contractors will be issued in August, 2022. Demolition of non-warehouse areas can commence before January 1, 2023 however, all utilities to the building need to remain in operational until January 1, 2023.
