Renovation of an educational facility in Ithaca, New York. Conceptual plans call for the renovation of a educational facility.

As of September 17, 2024, a design firm has not been awarded. Cornell University is seeking proposals from consultants to provide design services for remedial work at Kennedy Hall (1080S) and adjoining Roberts Hall (1080N). The intent of this project is to repair three façade issues that were identified via a study performed by Bell & Spina in 2021. The three primary issues identified were as follows: Along the roof lines, poor flashing details and vulnerable coping joints and details have resulted in water infiltration, water absorption and freeze thaw damage to the brick coursing. These flashing defects are believed to be systemic around the building. One such location was identified during the field investigation and was stabilized following directive from Cornell University. However, the potential for concealed loose and spalling brick is very likely and will continue to pose a hazard, particularly above walkways and pedestrian areas. These conditions have been classified as priority #1. The brick façade, relieving joints and backup wall construction do not adequately accommodate horizontal and vertical in-brick expansion. This has resulted in fully compressed brick expansion joints throughout the building and brick displacement at end wall conditions. Additionally, the frame shorting (differential movement) of the cold formed metal backup wall and relieving angles has resulted in extreme compression of the floor line soft joints. The exercising of the expansion joint sealants has and will continue to cause sealant failure and water entry into the cavity walls. The stress concentrations have developed on the brick veneer at relieving angles and windowsills and will continue. Poor flashing detailing at the relieving angles is contributing to oversaturation of brick masonry below. These conditions have been classified as priority #2. Non-movement sealant joints around windows and other façade brick elements have reached the end of their service life and many of sealants have cohesive failures. Replacement of these sealants have been identified as priority #3.
