Renovation of a municipal facility in Rockford, Illinois. Completed plans call for the renovation of a municipal facility.

Invitation to bid plumbing and floor framing located at 1535 11th Street, Rock Island. The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 1535 11th street. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations. Contractors who have submitted bids may attend but are not required to do so. A bid tabulation shall be posted online afterward. All questions shall be directed to the Construction Officer at 309-732-2906. The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. This project will require licensed plumber contractor as well as a carpenter. First thing is to remove waste and supply lines from plumbing fixtures in order to rebuild the deteriorated floor joist in second floor under the bathroom. Once fixtures have be disconnected from supplies and wastes lines, the main sewer stack is cast and will need to be snapped in order to tie on new PVC. Once all this has been done and prepped, a temporally support will be need to hold up the area where work is taking place. Remove old damage floor joist and install new floor joist to permanently hold up bathroom floor and plumbing fixtures. Then reinstall new supply lines and waste lines to code making the proper hook ups to the existing fixture's in the bathroom. Ideally running new lines without boring extreme number of holes in new floor joist. If need to be drains can be ran under the floor joist to minimize joist penetrations. Lines must be supported and fire caulked at subfloor penetrations. Once framing and plumbing have passed inspection then a ceiling dry wall patch and minimum a fire tape is needed. A finished coat is not need to keep the cost down. Plumbing and Framing permit is required. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
