Evans The The Texas A&M University System Office of Facilities Planning & Construction (FP&C) on behalf of the Board of Regents of The Texas A&M University System (Owner) and the Texas Division of Emergency Management (TDEM), is accepting proposals for the selection process to enter into a contract with a Construction Manager at Risk (CMAR) firm to provide pre-construction services such as constructability guidance, cost estimates, and construction schedules; provide a Guaranteed Maximum Price (GMP); and perform complete construction services consistent with the CMAR construction delivery process as utilized by The Texas A&M University System for the TDEM Headquarters and State Emergency Operations Center project (#30-3317) located in Austin, Texas. TDEM is planning to consolidate its current operations from three existing locations in the City of Austin, Texas, to one single headquarters and State Emergency Operations Center (SEOC) where it will be able to coordinate state-wide efforts. Components will include TDEM Administration, the SEOC, Warehouse functions, and area for emergency management partner agencies and/or other Texas A&M entities. This new facility will provide approximately 249,200 gross square feet (gsf) for TDEM alone; and provide workspace for approximately 630 employees (including future growth), as well as conference, media, warehouse, and SEOC functions. An additional 93,200 gsf is identified for emergency management partner agency use bringing the total programmed project to 372,029 gsf. The planning amount for the project is $360,674,500, which includes an Amount Available for Construction Contract (AACC) of $270,684,900.
