Renovation of a multi-residential development in Conway, South Carolina. Completed plans call for the renovation of a multi-residential development.

The Conway Housing Authority will receive bids for Two (2) projects for bath renovations and new call for aid stations and related work with the intent to award one contract for as much work as the budget allows. The scope of work will consist of renovations and modernization of existing projects and includes, but is not limited to, the following items: Project No. 1 (Priority 1) - SC 25-2, Darden Terrace, #4913 o Renovate all bathrooms. Remove all existing plumbing fixtures, accessories, wall light fixtures, GFI wall receptacles (where they occur), ceiling exhaust fans (where they occur), ceiling mounted electric heaters (where they occur), existing ceramic floor tile, marble threshold and existing drywall at walls. Drywall at ceiling to remain. (Type 'R' first floor ceiling drywall at bath to be removed to all for second floor repair work.) o Provide new work as follows: o New bathroom lavatories to be wall hung; (provide wood blocking in wall) provided with a single lever ADA style faucet & PVC trap. Remove existing cut-off valves and provide new 1/4 turn valves. Provide braided stainless-steel supplies. Provide waste & supply piping covers at all handicap bathrooms, Lav Guard 2. o Water Closet: round front at non-handicap and elongated at handicap. o Replace all existing toilet floor flanges with new. o Replace bathtubs at building types 'J', 'K' & 'L' (Elderly apartments) with new step-in shower base. Provide full height wall panels that run to ceiling. Showers to be provided with grab bars, folding seat and handheld. o At Building Type 'R', 2-story, 2-bath units, provide new bathtub at second floor, with new wall panels from top of tub to ceiling and new step in shower base, 60"x30", at first floor bathroom with new wall panels from shower base to ceiling. o At Building Types 'M', 'N', 'O', 'P' & 'Q' bathrooms, provide new bathtub, with new wall panels from top of tub to ceiling. o Provide new straight shower curtain rod with wall brackets. (Set at inside face of tub/shower.) o Provide new lavatory wall light fixtures. (To be wired to new ceiling exhaust fan) o Provide new ceiling exhaust fan with LED light, equipped with humidity sensing. (Exhaust fan light to be wired to new vanity wall light fixture. Fan to be wired separately to allow fan to come on if humidity is detected.) o Provide new GFIC receptacle next to wall lavatory. o Provide new medicine cabinet with plastic body. o At second floor bathrooms, remove existing flooring down to existing floor framing. Repair any damaged floor framing and provide new plywood subfloor. Waterproof entire floor. Install new 12x12 ceramic tile with new PVC wall base. Provide new transition strip at doorway. o Install new moisture resistant gypsum board on walls and 3/8" gypsum board overlay at ceiling. Provide smooth finish FRP wainscot panels on all walls. Chair rail to be 1x4 painted wood with eased edges. o Provide new toothbrush and tumbler holder. o Provide new toilet paper holder. o Provide new towel bar. o Provide new grab bars at water closet of handicap and elderly bathrooms. o Provide new solid core wood flush panel bathroom door on new hollow metal door frame. Door & frame to be painted. Provide new door hardware. Knobs at non-handicap & levers at handicap. Finish to be brass. o Paint walls, ceiling, door, frame & trim at bathrooms. o Provide new call for aid system at all elderly and handicap units. To include call for aid pull cords located in each bedroom and bathroom, with pull string no higher than 6" off floor and a horn/strobe located next to floor entrance door at exterior. o All other work indicated on plans, in Project Manual and as required by codes and the authority having jurisdiction. Project No. 2 (Priority 2) - SC 25-1, Huckabee Heights, #4914 o Renovate all bathrooms. Remove all existing plumbing fixtures, accessories, wall light fixtures, GFI wall receptacles (where they occur), ceiling exhaust fans (where they occur), ceiling mounted electric heaters (where they occur), existing ceramic floor tile, marble threshold and existing drywall at walls. Drywall at ceiling to remain. (Type 'R' first floor ceiling drywall at bath to be removed to all for second floor repair work.) o Provide new work as follows: o New bathroom lavatories to be wall hung; (provide wood blocking in wall) provided with a single lever ADA style faucet & PVC trap. EPA's Permanent Rules for the Lead Based Paint Hazard Management Program for Renovation, Repair and Painting (LHMP-RRP); 10A NCAC 41C.0900, became effective 11-01-2010. These rules and the associated General Statutes REQUIRE Certification of Prime Contractor, Renovators, Dust Sampling Technicians and firms conducting renovation, repair and painting for compensation that disturbs lead based paint in housing or child occupied facilities built before 1978 Each proposal shall be accompanied by a cash deposit or a certified check drawn on some bank or trust company insured by the Federal Deposit Insurance Corporation, of an amount equal to not less than five percent (5%) of the proposal or in lieu thereof a bidder may offer a bid bond of five percent (5%) of the bid executed by a surety company licensed under the laws of South Carolina and per Section 9 of Form 5369 and individual sureties must be listed on US Treasury Circular Number 570 to execute the contract in accordance with the bid bond and per HUD-5369 Sections 9 and 10. Five Percent shall be based on the maximum bid price, ie: Base Bid plus Unit Prices plus Contingency Allowance plus All Add Alternates. Said deposit shall be retained by the Owner as liquidated damages in event of failure of the successful bidder to execute the contract within ten (10) days after the award or to give satisfactory surety as required by law. (Bid Bond not required if bid is less than $100,000.00.) Refer to provisions for Equal Employment Opportunity and payment of not less than the minimum salaries and wages indicated in the project manual must be paid on this project. A Performance Bond and a Payment Bond will be required for one hundred percent (100%) of the contract price. Payment will be made on the basis of ninety percent (90%) of monthly estimates and final payment made upon completion and acceptance of work. No bid may be withdrawn after the scheduled closing time for the receipt of bids for a period of Thirty (30) days. The Owner reserves the right to reject any or all bids and to waive informalities.
