SUMMARY A. Work for this project consists of abatement and proper disposal of asbestos containing material (ACM) in existing floor; demolition of existing fiberglass reinforced plastic (FRP), drywall and any water damaged framing and/or insulation; installation of new framing, drywall, plumbing fixtures, FRP panels and shower base; demolition of existing kitchen cabinets, sink, and any water damaged framing and/or insulation; and installation of new cabinets, plumbing fixtures, and lighting repairs. 1.2 LOCATION A. V-V Heritage Site, 6750 N Forest Ranger Rd., Rimrock, AZ 86335. The project is approximately 45 miles South of Flagstaff. Travel on I-17 South to Exit 298, HWY 179/Forest Road 618. Turn left onto Forest Road 618. Continue 2.5 miles to V-V Heritage Site, on the right, coordinates for the compound are latitude 34.66661, longitude -111.71629. DESCRIPTION OF WORK - QUARTERS BUILDINGS A. The existing building has been tested for both ACM and (lead-based paint) LBP. Materials in the bathroom and kitchen were found to contain asbestos. Lead based paint was not found in any of the work areas. These reports are available to the bidders. The building is wood framed, constructed in 1949. This building serves as housing for seasonal employees. The work will need to be coordinated with the employees to reduce the impact to their living accommodations. B. Environmental Work (Optional): Specification 028000 describes the environmental work in these Specifications. 1. The Environmental Work (Optional) will be followed by Renovation Work (Phase II) to complete the work in this contract. Contractor shall coordinate both phases of work to minimize any time lapse. 2. Specification 028000 addresses the environmental work, including building utility disconnects, proper removal and disposal of the asbestos containing materials (ACMs), and required documentation and reporting. 3. The building has been tested for ACM presence and the results are attached. 4. The building has been tested for Lead-Based Paint (LBP) and the results are available upon request. 5. All hazardous waste shall be manifested and delivered to an appropriate landfill for disposal. Toxicity characteristic leaching procedure (TCLP) analysis shall be the responsibility of the Contractor as described within these Specifications. C. Renovation Work: New construction shall follow the Yavapai County Design Criteria to meet local climatic and geographic conditions. All new installations shall meet the county's criteria where there is a building site in Climate Zone 4B. 1. Provide and install water resistant drywall, FRP wall covers, shower fixtures and any water damaged framing and/or insulation. 3 2. Provide and install cabinets, kitchen sink, lights, and any water damaged framing and/or insulation. D. Government Furnished Products: The following products will be furnished by the Forest Service and shall be installed by Contractor as part of the Work: 1. Kitchen and Lavatory faucets. General: Contractor shall have limited use of premises for construction operations, including use of Project site, during construction period. Contractor's use of premises is limited only by the Government's right to perform work or to retain other contractors on portions of the Project. Any damage resulting from the Contractor's use of the sites will be repaired or replaced at the Contractor's expense at the direction of the Contracting Officer's Representative (COR). B. Contractor shall at all times conduct operations to ensure the least inconvenience to the public and employees. C. Confine storage of materials to areas as approved by the COR. D. Contractor shall provide adequate signing and barricades and take necessary safety measures to protect the public during all construction operations. Contractor shall minimize disturbance of all undisturbed areas. E. Preservation of Natural Features: Confine all operations to work limits of the Project. Prevent damage to natural surroundings. Restore damaged areas, repairing or replacing damaged trees and plants, at no additional expense to the Government. 1. Provide temporary barriers to protect existing trees and plants and root zones. 2. Do not remove, injure, or destroy trees or other plants without prior approval. Consult with COR and remove agreed-on roots and branches that interfere with construction. 3. Do not fasten ropes, cables, or guys to existing trees. 4. Carefully supervise excavating, grading, filling, and other construction operations near trees to prevent damage. F. Existing Utilities: 1. There are existing utilities that might need to be disconnected from the building prior to the removal and disposal of building components. This should be coordinated with the Forest Service and employees. 2. There is electricity available at this site. Contractor is responsible for providing their own connection to source of power. 3. There is water available at the sites. 4. There are sanitary services available at this site. 5.
