Site work, new construction, renovation and addition to a clubhouse / community center in Winnipeg, Manitoba. Completed plans call for the addition of a 1,313-square-foot, one-story above grade clubhouse / community center; and for the renovation of a 14,040-square-foot, one-story above grade clubhouse / community center.
The Work to be done under the subsequent Contract shall consist of expansion at the south for new recreation space, renovation/expansion at the northeast for staff entrance and support space, and renovation to other select areas. Approximate Construction areas: (a) Expansion - South Recreation Space - 1,313 sq m; (i) Includes new Lobby entry, multi-purpose rooms, kitchen, pool viewing room, and tenant space for St. James Assiniboia 55+ Centre; (b) Expansion - Northeast Staff Space - 67 sq m; (i) Includes staff lounge and staff office; (c) Renovation - 825 sq m; (i) Includes renovation of the auditorium hall and its associated washrooms. The major components of the work are as follows: (a) Mechanical & Electrical: The Project will require the following, all of which will be tied into existing systems; (i) New HVAC, plumbing & sprinkler systems, and new mechanical controls; (ii) New lighting and controls, together with new power systems tied into existing electrical building distribution; (iii) New access, intrusion and security devices and controls; (b) Structural: The new addition will consist of steel superstructure on cast-in place concrete piles. Main floor will be concrete topping on hollow core slabs to provide crawlspace; Roof construction will be steel roof deck on steel joists. The project is seeking minimum LEED Silver certification through the Canada Green Building Council to meet Manitoba's Green Building Program. The building is targeting minimum 20% better than Manitoba Energy Code for Buildings. During Construction the General Contractor will be required to adhere to LEED requirements as shown in Construction Drawings and Specifications. Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform. TIMELINE: RFQ for contractors has closed; five (5) firms have prequalified. Timeline for the Stage II ITB to the prequalified firms has yet to be confirmed, however the RFP award is expected by February 2025.
