Site work, paving, asbestos abatement and renovation of a mixed-use development in Chicago, Illinois. Completed plans call for the renovation of a clubhouse / community center; for asbestos abatement for a clubhouse / community center; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.
a. Site Work: Site work includes a combination of new ramp construction and modifications to existing stairs and stair handrails, replacement of walkways and site seating, installation of new areas for planting beds, and new drainage structures. Plant material to be provided and installed by others. b. Abatement: Abatement of asbestos containing materials (ACM) and lead based paint (LBP) is required at interior and exterior areas of work: see the HZ drawings. Any suspect materials not listed on the drawings shall be assumed and treated as hazardous until tested and proven otherwise. Contractor shall prepare an abatement project design and specifications prior to any renovation activities in which asbestos-containing materials or lead-based paint may be impacted. c. Roof Replacements Roof work includes: removal of all existing roofs and replacing with new PVC membrane roof system, including but not limited to: all associated roof work such as edge stops, flashings, sealing of penetrations, curbs, deck repairs, and insulation. d. Metal Fascia Replacements The project includes replacing the deteriorated metal fascia around the upper level of the building, including repairs to supports and soffits as required. e. Exterior Facade The bid documents describe the types and areas of exterior facade repairs. These repairs generally involve masonry and concrete building details such as: brick and brick unit replacement; salvage and reuse of original masonry; tuckpointing; crack repairs; spall repairs; limited limestone sill replacement, and grinding of joints. Areas of ivy removal are also identified. Project also includes the installation of a new main entrance facade and new window openings on the building. f. MEP Coordination Contractor cannot interrupt electrical service to any existing exterior park lighting or water to drinking fountains and hose bibs outside of the scope of work, for the duration of construction, without written permission from CPD Project Manager. If required, general contractor will install temporary electrical supply. i. Mechanical Mechanical scope includes, but is not limited to: new rooftop HVAC units, new hydronic piping, new fin tube radiators, new heat exchangers, new variable air volume (VAV) outlets, new exhaust fans, new ductwork and connection to the Park District's Building Automation System (BAS). ii. Electrical Electrical scope includes, but is not limited to: removal and replacement of panelboards, breakers, conduits, feeders, hand dryers, light fixtures, emergency and exit light fixtures, meters, transformers, wiring, receptacles, switches, life safety equipment, and CO detectors on all levels. Also included are installation of new audiovisual (AV) equipment and associated data cables, outlets and associated electrical components. Salvage of electrical equipment is required with turnover to CPD. iii. Plumbing Plumbing scope generally includes, but is not limited to, the following: removal and replacement of underground storm piping fittings and fixtures, including removal and replacement of domestic water piping; removal and replacement of numerous plumbing fixtures, accessories and associated equipment at washrooms and janitor closets; and new drinking fountains. Interior Work: The interior scope of work includes, but is not limited to: new interior finishes such as plaster, paint, drywall and flooring; installation of new bleachers and basketball hoops; new interior glazed CMU block infill to match; new stairs and ADA ramps; cleaning, grinding and pointing at interior masonry; doors/windows including all hardware in compliance with Park District approved standards; and carpentry such as installation of new shelving at closets and new built-ins. Extra care must be taken to install fully supported protection over model railroad layouts to prevent debris and or/paint drips. Loose laid sheets, in plastic or any other material, in direct contact with layouts is prohibited at any stage of the project. h. New Elevator: The elevator scope of work includes, but is not limited to, the following: installation of new elevator, including but not limited to: all code-required communication systems, electrical, mechanical, elevator finishes, and all controls. i. Structural The structural scope includes, but is not limited to: installation of structural steel supports at new rooftop HVAC equipment and structural steel lintels at new openings. Structural work is also included at location of new elevator and elevator pit. PN - 20-261
