Site work for a warehouse / distribution facility in Glendale, Arizona. Completed plans call for site work for a warehouse / distribution facility.

The City of Glendale is seeking a qualified construction manager/general contractor to provide construction services as the Construction Manager at Risk (CMAR) for a City of Glendale project that will include the excavation of in situ material from the north cell area of the City of Glendale Municipal Landfill. The construction cost for this project is estimated at approximately $5M and could take two years to complete. The City of Glendale Municipal Landfill (GML), located at 11480 West Glendale Avenue, is owned, and operated by the City of Glendale. The permitted footprint consists of two areas: the south area and the north expansion area. The south area was originally developed in 1973 and consists of approximately 140 acres. The north area consists of approximately 120 acres and was formerly a sand and gravel operation. In June 1985 the landfill site was officially permitted for the entire 320-acres by the Arizona Department of Environmental Quality (ADEQ). Including the south and north areas and based on the 2020 annual landfill financial assurance report, the GML has approximately another 42 years remaining disposal capacity. Landfill operations are currently in the south area, with the north area being used to stockpile cover soil. In 2020 the first cell (Phase I) in the north area was excavated for the installation of an environmental liner system. Approximately 30-acres was excavated to a depth approximately 6 inches above the final liner design grades. The installation of a composite liner system started in December 2021 and will be complete by July 2022. Phase II involves the excavation of approximately 30 acres and 1M cubic yards of in situ material. The excavation will prepare the site for the installation of a future liner system. The excavated material will be stored on multiple locations within the landfill. Additional work could also include work to the existing haul roads, either extending or relocating, a buffer for the future liner termination, and the extension of the gas header systems. SCOPE OF WORK The City is seeking a qualified Construction Manager at Risk (CMAR) to provide pre-construction and construction services. The City entered into a professional services agreement with an engineering firm to design Phase II of the GML North Cell. The design is complete . The CMAR will work closely with and be an integral part of the project team during all phases of this project. The CMAR begins with the firm in an agency support role for pre-construction services. At some point prior to construction, the CMAR will assume the risk of delivering the project through a guaranteed maximum price (GMP) contract. The CMAR will be responsible for construction means and methods, and will work closely with the City, Landfill, and design engineering firm. Attendance will be limited to a maximum of 2 attendees per firm. Because of landfill operations this will be the only opportunity to walk-through the facility. The City is seeking a qualified Construction Manager at Risk (CMAR) to provide pre-construction and construction services. The City hired Tetra Tech, BAS Inc. to design Phase II of the GML North Cell. The design is complete. The CMAR will work closely with and be an integral part of the project team during all phases of this project. The CMAR will provide pre-construction management services and may serve as the general contractor during construction of the project, if it is determined to be in the City's best interest. The CMAR begins with the firm in an agency support role for pre-construction services. At some point prior to construction, the CMAR will assume the risk of delivering the project through a guaranteed maximum price (GMP) contract.
