Renovation of a mixed-use development in Warsaw, Indiana. Completed plans call for the renovation of a 9,586-square-foot, one-story above grade playground / park / athletic field.
**As of August 29, 2022, project was awarded to CME Corporation but awarded amount is not available.** Each Bid must be accompanied by a bid security which shall not be less than five percent (5%) of the highest combination of the base bid plus all add alternates (if applicable) in the form required by the website. All bid bonds shall be made payable to the City of Warsaw and be executed by a surety company authorized to do business in the State of Indiana. The Owner reserves the right to accept or reject any bid (or combination of bids) and to waive any irregularities in bidding. No bidder may withdraw his bid for a period of sixty (30) calendar days after the date set for bid opening. The successful bidder will be required to furnish Performance and Payment Bond & Labor and Material Payment Bond for 100% of their contract amount prior to execution of contract. Bonds shall be in full force and effect for a period of at least 12 months after the date of final completion and acceptance of the longest guarantee provided under the contractor's contract. Should the contractor's bonding company default, the contractor will be responsible for securing a new bond within fourteen (14) calendar days. The COST OF THE BOND shall be included in the base bid. The Center Lake Park Pavilion project is an interior renovation and exterior restoration to the existing 9,586 square foot facility (8,720 sf first floor and 848 sf mechanical mezzanine). Over the life of the building, it has seen a variety of finish upgrades, reroofs, siding renovations, and mechanical/lighting upgrades. The 2022 project, while revisiting some of these aspects, takes a deeper look at the function of the building as well. The new Park Pavilion will still offer the large, double volume gathering space, but it will be undergoing a complete renovation. The large area will include upgrades to finishes, including new flooring and ceilings, as well as new wall treatments. The space will also take advantage of modern LED lighting and a new HVAC system. All of the existing entries to the hall will remain but will undergo similar upgrades as well. The biggest change to the facility is the repurposing of the north end of the building to take advantage of natural views and create spaces for staff and storage - enabling staff to better serve the park patrons. Approximately 600 square feet of what was storage and kitchen has been redesigned to serve as a smaller meeting hall/conference area that can also be opened to the larger hall for special events. This space includes serving counters, storage, a private restroom, and a utility room for quick cleanup. Separating this space from the large meeting hall is an operable partition, which can be raised and lowered as needed. To the east and west of the new lake-view meeting hall are storage spaces for lake/park equipment and a space dedicated to lifeguard and park employee prep and breaks. Also included in the interior renovations are complete upgrades and redesign for accessibility to the interior and exterior restrooms at the south end of the building. The extensive interior renovations are supported by two major engineering design upgrades. The first is a new HVAC system to better serve the space with respect to comfort and performance. The second upgrade is a fire protection system. The fire protection system requires a new, separate, water line, but will allow the space to meet modern code and safety requirements, make the new lake-view meeting space a viable option.In addition to interior and mechanical renovations, a good portion of the project includes upgrades to the existing roof system, insulation systems, wall siding, porch soffits and porchlighting as well.
