The successful proponent will supply and install (including electrical power needs for the BAS) a Building Automation System (BAS) to be located within the second-floor mechanical room of the EJ Freeland Community Centre located at 1555 Garrison Road in Fort Erie. The BAS will have the ability to be accessed remotely (internet connection will be the responsibility of the Town of Fort Erie). The proponent will include a minimum 4-hour on-site training session for site staff once the system is fully commissioned. (this will form the pricing in Section 1 of the bid sheet) The proponent will supply communication wire, install, connect, test and commission each of the 14 existing rooftop HVAC units and the 1 air handler located within the mechanical room to the new BAS. Each of the RTU's will have a previously installed, roof mounted, branch communication conduit run back to the mechanical room to be used for the communication wire. Each of the RTU's unit will come with a BACnet board previously installed. The 1 air handler does not have a BACnet board. It is currently connect to an inoperative TAC Vista system. The new BAS must be able to read and control space setpoints, override dampers, fans and valves/actuators on this 1 air handler. (this will form the pricing in Section 2 of the bid sheet). The proponent will provide a cost for a 3-year maintenance agreement for the BAS system. The agreement will be billed annually at the start of each year from the time of substantial completion of the project. The BAS maintenance is to include 2 annual site visits of 8 hours each by a BAS technician to conduct system upgrades/ repairs/ alterations/ staff training as required (travel and labour only, parts extra). (this will form the pricing for Section 3 of the bid sheet) The proponent will provide a provisional cost for the connection of additional units to the BAS system (i.e.; domestic hot water tank, or boiler located within the mechanical room). This price is for the connection of one unit that is already BACnet compatible and does not require a conduit run. The price will be to supply communication wire, install, connect to the unit, test and commission. (this will form the provisional pricing for Section 4 of the bid sheet)
