Site work, paving and renovation of a mixed-use development in Austin, Texas. Completed plans call for the renovation of a library; museum; for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

SpawGlass is the Construction Manager at Risk for the City of Austin Faulk Library and History Center Renovation. The Faulk Library and Austin History Center are grouped together to meet the growth demands of the City's burgeoning population by adding much needed archival storage space, security for collections, and upgrading environmental controls. The campus will be reinforced as a single destination that will facilitate seamless interchanges between the Faulk Building, the Austin History Center, adjacent Woolridge Square and many nearby historical sites. Scope of Work: SpawGlass is soliciting subcontractor proposals for the following trades. Refer to the detailed bid form for specific bid items. Final Cleaning Demolition Misc. Steel Rough Carpentry Waterproofing & Joint Sealants Doors / Frams / Hardware Storefront $ Glazing Drywall & Acoustical Ceiling Tiling Flooring Painting Signage Window Treatments Archival Storage Fire Suppression MEP Communications Video Survellience, Security & Access Control Fire Alarm Erosion Control Earthwork & Asphalt Parking Striping & Signage Landscape & Irrigation Utilities If you have any additional questions please reach out to Tyler Tuscher at austinestimating@spawglass.com or at 512-719-5251 Required Qualifications: all subcontractors must be able to perform a complete scope of work for your respective trade and must meet any minimum qualification requirements that may be mentioned in the Proposal Documents. Please carefully read all of the specifications for this project. Part 2 Qualifications form is provided in the Specifications folder. SpawGlass has implemented The "SUB-ZERO IMPACT" PLAN, A safety performance standard for evaluation and selection of subcontractors to reach our goal of ZERO INCIDENTS on our projects. As part of your proposal submission we will request the following additional information: Experience Modification Rate (EMR), Total Recordable Incident Rate (TRIR) and the Lost Time Incident Rate (LTIR) Bonding/Insurance Requirements: SpawGlass will utilize the SpawGlass SubGuard Program in lieu of Subcontractor Performance and Payment Bonds. Subcontractor proposals in excess of $ 100,000 must complete the Part 2 Qualifications form and provide the requested information as part of this proposal. Failure to provide this information may result in the respondent's proposal being considered as non-responsive. We also request that you attach a letter of intent from a surety company indicating your firm's ability to bond for the construction cost proposed for this project. Bid Bonds will not be required on the project.
