Renovation of a mixed-use development in Raleigh, North Carolina. Completed plans call for the renovation of a multi-residential development; and municipal facility.

The Cornerstone Building is an existing three-story, 15,420 sf structure originally built in 1901 and last renovated in 1985. the ground level currently houses public client and secure staff program. The second and third levels house a total of 18 resident apartments--nine units per floor. This renovation will include the following: new ground floor entry spaces, multi-purpose room, open office, and admin offices; new fixtures and finishes in public restrooms; relocated client exam rooms; reconfiguration of existing ground floor resident apartments to be ADA accessible; new kitchenettes, showers, fixtures and accessories at upper-level apartments; and updated finishes and paint throughout. To support the above modifications, scope of MEP work includes the following: separation of hydronic water from the sprinkler system; new hydronic piping; boiler and pump replacement at the basement level; closed circuit cooler replacement; toilet exhaust equipment replacement; water-source heat pump replacement throughout; new DDC control system; modification of power, fire protection, plumbing, HVAC, lighting, and fire alarm systems as needed.
