360 Management Group Company is seeking a qualified general contractor for apartment cleaning, painting, carpentry, framing, masonry, installation of sheetrock, cabinetry, electrical and plumbing at 45 A Daisy Street, New Haven, CT 06511. Questions Due Date7/5/2022 12:00:00 PM Pre-Bid Conference N/A Unless indicated otherwise, Bidders must submit a lump sum firm-fixed-price bid consistent with a cost/price analysis prepared by 360 Management. Price bids that are inconsistent with the 360 Management cost/price analysis may be deemed non-responsive. Bidders must provide 360 Management with the appropriate discount percentage that would apply, if applicable, to prompt payments and the number of days 360 Management must make those prompt payments to be able to take advantage of the discount. 360 Management reserves the right to reject any and all submitted bids or to waive any informality in the solicitation process. No bid shall be withdrawn for a period of One Hundred and Twenty (120) calendar days subsequent to the opening of the submittals without the consent of 360 Management. Bidders should be advised that, prior to the award of any contract, 360 Management reserves the right to conduct a pre-award survey for the purpose of determining the bidder's responsibility and capacity to perform the contract. This survey may include review of subcontracting agreements, financial capacity, and quality of work performed on other contracts. The work to be performed under this section shall include the following. This is not an allinclusive list. o Reframe exterior wall and header and install 1 36" fire rated steel entry door and frame damaged by vehicular accident. o Replace heavy gauge black screen door. o Reframe exterior wall and header and install 1 double hung window equivalent to what existing windows. o Reframe walls throughout unit; insulate exterior walls damaged by accident approximately 100 sq. ft. o Reinstall exterior brick wall damaged by vehicle. Approximately 100 sq. ft. o Repair electrical outlets, switches damaged by accident. Run approximately 100 linear ft of new Romex 12/10. o Pull permit to inspect current electrical panel for safety. o Replace lower cabinets in kitchen to match existing layout. o Replace 30" ADA compliant electric stove. o Rehang/tape sheetrock throughout unit. Approximately 256 sq. ft. o Remove and replace existing vinyl tile flooring. o Replace vinyl cove base. o Stain kill walls or ceiling. Repair bathroom flowing that is causing the tile to be uneven. o Reframe and install two interior 36" 6 panel hollow core doors with 1 passage and 1 privacy ADA compliant lockset. o Replace damaged ADA compliant lavatory sink and countertop. o Repair/level out bathroom floor in front of toilet which is uneven and causing a trip hazard. Approximately 3 sq. ft. o Replace damaged base molding throughout unit approximately 100 linear ft. o Paint entire 1-bedroom unit matching existing color. o Clean entire 1-bedroom unit. Wipe down walls, fixtures, windows, window ledges, doors, knobs, sweep and mop floors, apply light coat of wax or sealer to floor once scrubbed and clean. o Replace approximately 1000 sq. ft. of laminated plank flooring. o Perform work with workmen skilled in the trades involved. Protect adjacent work from damages and dirt. Prepare sample area of each type of work for approval. o For cutting work, use proper cutting tools, not chopping tools. Make neat holes. Minimize damage to adjacent work. Check for concealed utilities and structure before cutting. o Make patch seams, and joints durable and inconspicuous. Tolerances for patching shall be the same as for new work. o Cut and patch with care to avoid damage to work, safety hazards, and violations of warranty requirements, building codes violations, or maintenance problems. Clean work areas affected by cutting and patching operations.
