Demolition and renovation of a military facility in San Francisco, California. Completed plans call civil work for a military facility.

This is bidding for the Skylight Repair and Roof Demo ONLY. This is an immediate job, and will start as soon as we can get the Demo and Skylight subs selected. A. Tear off roof system down to existing concrete deck on lower, mezzanine and upper hanger roofs including; roofing, flashing, substrates and insulation. B. Restore any cosmetic damage to cast-in-place concrete at deck, curbs and parapets including; removal of spalled and loose concrete, cleaning of exposed reinforcement, patching of spalled surfaces and general cleaning of all surfaces to receive new roofing system. 1) Contractor to provide Unit Cost for 100 linear feet of nonstructural crack repair. 2) Contractor to patch existing spalled concrete at overhead interior structural slabs at mezzanine level as indicated. C. Remove exterior and interior substrate at structural steel columns on mezzanine level as indicated to expose extent of water damage. Remove all rust from steel and apply rust inhibitive primer over exposed steel. Restore substrate at interior and exterior walls as required. Install new flashing at exterior beam and wall connections to prevent any water intrusion. Apply sealant, prime and paint all exposed surfaces. D. Inspect existing skylights and provide repair design, shop drawings and construction as required to restore existing skylights to prevent further water intrusion. See Section 01 21 00 DESIGN DEVELOPMENT AND PROJECT MANAGEMENT. E. Ensure existing roof mounted mechanical, electrical and communications equipment remains operational during construction. Provide any necessary protection of existing equipment to avoid any shutdowns of Coast Guard operations. Coordinate any disturbance of equipment with COR prior to commencing work. 9967576 Page 2 F. Furnish and install new 2-ply modified bitumen and thermoplastic roof system engineered for 120 mph wind uplift with 20 year leak free warranty including; tapered insulation, cover board, flashings, expansion joints, modified bitumen base membrane, thermoplastic cap sheet, metal counter-flashing and copings. G. Resurface metal substrate of existing standing seam roofs at mezzanine level including; replace fasteners, flashing and install liquid-applied roofing system as indicated. H. Ground metal roofs and flashing and other metal items on the roof to the existing grounding system in accordance with NFPA 70. See Section 01 21 00 DESIGN DEVELOPMENT AND PROJECT MANAGEMENT. I. Replace existing roof drains, heads and wire strainers to match. J. Clean and flush out storm water system. 1.02 LOCATION: Project site is located at 1020 N Access Rd, San Francisco, CA 94128.
