Deadline for submission of written questions and requests for clarification (See Section 6) 7/8/2022 2:00 PM Project Delivery Method: The delivery method for this Project will be construction manager at-risk (CM/GC), and, at a minimum, will employ the services of a Design Professional, a Commissioning Agent and the services of a CM/GC. Project Budget The preliminary Stated Cost Limitation (SCL) or construction cost of the Project is estimated at $27,800,000. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. The overall scope of work for the project involves the renovation/reconfiguration of multiple floors within the Floyd Towers Building. This facility consists of two essentially identical 20 story high rise towers connected by a common entrance lobby area on the main level and houses numerous state agencies. The project will require phasing of the work, allowing tenants to be relocated into newly renovated space while vacating existing space slated for renovation. The proposed scope of the renovation work includes interior renovations for 7 different state agencies over approximately 320,000 square feet in the Towers. The complexity of the interior renovations will vary by agency from light construction and finish refresh to full gut and tenant fit up. Project design team has made an effort to achieve a functional operational layout with as little construction as possible. This will include a significant IT replacement for the Towers. No work on elevators or the exterior of the building is included the project scope. The scope of work to accomplish this includes construction on full and partial floors with other tenants occupying the partial floors during construction. It is desired to minimize impact to operations to tenants on these floors and all other non-scope floors. Below are the areas slated for renovations: East Tower: Construction is anticipated on 5 full floors (16-19 and 11) and 3 partial floors (4, 10 and 13) West Tower: Construction is anticipated on 5 full floors (19, 16, 15, 6 and 5) and 4 partial floors (17, 14, 10, 4) The method of contractor selection has not been determined at this time.
