Total Project Cost: $5.8M - $7M estimated Construction Cost: $5M - $6M estimated The Phase 1 project consists of a new culinary arts addition at the High School, and potentially building renovations to the District Administration Building. Build a new 10,000 SF, Culinary Arts Lab Addition. High School site o The project is a 1-story addition to the existing Mount Healthy High School to support the Culinary Arts program and additional space for Banquets and Community Meetings that also serve as expansion of gathering space for the existing Auditorium. o Location: Mt. Healthy High School, 8101 Hamilton Avenue, Cincinnati, Ohio 45231 Renovations to the existing administration building. This could include the following: o Additional office space, conference spaces, professional development space. o Community support spaces o Classroom Spaces o Location: Mt. Healthy Administration Building, 7615 Harrison Ave, Cincinnati, Ohio 45231 All aspects of the project and related issues will be implemented and operated consistent with Contracting Authority and/or Owner's policies and procedures. This project is not anticipated to engage in a LEED Certification process or other third-party certification as it relates to sustainability. However, it will be a project goal to achieve a healthy and sustainable project. The selected Construction Manager at Risk ("CM"), as a portion of its required Scope of Services and prior to submitting its proposal, will discuss and clarify with the Contracting Authority and/or Owner, the breakdown of the Agreement detailed cost components, to address the Owner's project requirements and refine the project schedule. As required by the Agreement, and as properly authorized, provide the following categories of services: provide constructability review comments on documents produced by the A/E during the Design Development, and Construction Document stages; develop and maintain estimates of probable construction cost, value engineering, project schedules, and construction schedules; lead and manage the Subcontractor Prequalification and Bidding process, Construction and Closeout Stage. Any questions about requirements or any other instructions contained in the RFQ should be directed by email by no later than July 14, 2023 to: Gary Croley Business Manager, Mt. Healthy City Schools gcroley@mthcs.org The preconstruction and construction services are generally described below. Subcontracts including but not limited to Plumbing, Fire Protection, HVAC, Electrical and AV/Technology will be awarded by the CM to prequalified vendors using a competitive process. The parties will engage in an "open book" pricing method in which all subcontracted work shall be based upon competitive pricing that will be reviewed by the Contracting Authority and/or Owner, the A/E and the CM. The Contracting Authority and/or Owner shall have access to all books, records, documents and other data in the CM's possession related to itself, its subcontractors and material suppliers pertaining to bidding, pricing or performance of the Agreement. Total Project Cost: $5.8M - $7M estimated Construction Cost: $5M - $6M estimated CM Preconstruction Services to Start: 9/2022 Construction State Notice to Proceed: 1/2023 (potential early site package prior) Substantial Completion of All Work: 7/2023 (goal to complete for start of '23-'24 school year) CM Services Completed: 12/2023 There is not a required EDGE participation goal, however, Mt. Healthy supports and encourages EDGE participation and local contractor participation. The Contracting Authority reserves the right to reject all proposals and cancel at any time for any reason this solicitation, any portion of this solicitation or any phase of the Project. The Contracting Authority shall have no liability to any proposer arising out of such cancellation or rejection. The Contracting Authority reserves the right to waive minor variations in the selection process. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
