Site work and new construction of a mixed-use development in Bradford, Ontario. Completed plans call for the construction of a 77,500-square-foot, six-story above grade, 100-unit multi-residential development; and for site work for a multi-residential development.
This request for proposals is for the development of a new Bradford House supportive housing for older adults and seniors on the 31 Fredrick Street site. SHS Inc. is the Affordable Housing Development Consultant on the project (the development consultant) and will administer this RFP. Lett Architect Inc. has been engaged been engaged as the Architect for the project. LOFT Community Services is the Owner and decision maker and is governed by a strategic Board of Directors (the Board). The site address is 31 Fredrick Street in Bradford West Gwillimbury. The site has an area of 0.79 acres and currently consists of a one-storey concrete structure located between Moore Street and Fredrick Street. The site is currently owned by the Town of Bradford West Gwillimbury and an agreement has reached to transfer the property to LOFT for nominal consideration. The site is currently zoned "Institutional" (I). Preliminary due diligence conducted by LOFT indicates that the new site could support a 5 or 6 storey apartment with up to 100 self-contained units. Most of the units will be studio apartments. It is anticipated that a Minor Variance and Site Plan Control are the planning approvals required to advance the project. The estimated construction value is approximately $30 million. The total estimated Gross Floor Area is 77,500 sq ft.
