Demolition, site work, asbestos abatement and renovation of a playground / park / athletic field in Chicago, Illinois. Completed plans call for the renovation of a playground / park / athletic field.
The Chicago Park District (“CPD”) seeks construction services for RIIS PARK FIELDHOUSE IMPROVEMENTS and invites members of the Pre-Qualified Pool-General Contractor Services to submit proposals in response to this RFP. The Riis Park Fieldhouse Improvements Project is taking place on the heels of the construction of a new Belmont Cragin Elementary School that is physically attached to the Riis Park Fieldhouse. The contractor will be required to work closely and coordinate with the existing contractor working on the school construction. As of today’s date, the school project is targeted for substantial completion by August 5, 2022, with the new school opening to the public on August 22, 2022 with contractor performing punchlist work post occupancy until final completion. The Riis Park Fieldhouse is closed to the public and vacated by the Chicago Park District staff. Awardee will have full use of the building for construction purposes with Chicago Park District access as determined necessary and allowed by the General Conditions for Construction. Although the fieldhouse is closed, the park and its amenities will remain open to the public. The Riis Park Fieldhouse Project will focus on repairing the building envelope including new roof, gutters, downspouts, door and window repair, and masonry repair. The Riis Park Fieldhouse is a historically significant building within the Chicago Park District and a qualified restoration mason is required. Site work includes ADA upgrades to the main entrance and landscape improvements. Interior upgrades include reconfiguration of the main and lower levels, restoration of the historically significant main lobby and second floor auditorium, and HVAC, plumbing and electrical upgrades. Specialty trades required for this project include plaster work, lighting restoration, masonry restoration, and copper roofing. Services the Awardee will perform include but are not limited to the following: 1. Mobilization and demobilization, temporary tree and plant protection, and construction waste management. Construction administration responsibilities including project management and coordination, construction progress documentation, photographic documentation, quality requirements, project record documents, coordination of construction meetings, preparation and distribution of meeting minutes, preparation and updating of submittals, RFI logs and other project logs, construction sequencing and schedules. 2. Coordination with the Park District, Project Architect and Design Team, and the Belmont Cragin Elementary School contractor. 3. Protection of existing features to remain including, building elements, tree and landscape protection, utilities, lighting, attached school building, and all other associated features to remain. 4. Providing temporary measures including temporary facilities, utilities, fencing, erosion and sediment control, excavation support and protection, signage, and safety measures for park patrons. 5. Selective demolition. 6. Historic Removal and Dismantling 7. Asbestos and lead paint abatement. 8. Concrete including cast-in-place and cast underlayment. 9. Masonry including repair, cleaning and Stone Veneer Restoration. 10. Metal stairs and guardrails. Structural steel framing and decking 11. Wood, Plastics and Composites including rough and finish carpentry, sheathing, plastic laminate clad architectural cabinets, and solid surface cladding. 12. Roofing including PVC roofing, hot-applied rubberized asphalt protected membrane roofing, copper roofing, flashing, trim, gutters, and downspouts. 13. Doors and windows including hollow metal doors, wood doors, historic door replacement, aluminum framed storefronts, automatic door openers, steel window restoration, exterior window guards, and hardware. 14. Finishes including, wood flooring, resilient tile, gypsum board, plaster, tiling and painting. 15. Specialties including toilet accessories, interior and exterior signage, visual display units. 16. Furnishings including curtains, drapes, window shades, wood casework, solid surface countertops, and floor mats. 17. Conveying Equipment including vertical platform lifts. 18. Plumbing including piping for domestic water and sanitary waste, piping insulation, vent piping, commercial lavatories, water closets, urinals, sinks, showers and drinking fountains. 19. HVAC work including steam and condensate piping, metal ducts, power ventilators, registers, and grilles. 20. Electrical work including LED exterior and interior lighting, emergency and exit lighting, lighting control devices, wiring, hangers, supports, raceway and boxes and low voltage power conductors and cables. 21. Exterior work includes earthwork, asphalt paving, concrete paving, stabilized aggregate paving, metal fences and gates, planting soil, turf and grasses, and plantings. 22. Communications including pathways, conduits and boxes, cable trays, commissioning, cabinet racks and enclosures, and copper backbone cabling. 23. Electronic Safety and Security including CPD fire detection and alarm, conductors and cables. 24. Earthwork including site clearing, excavating and backfilling, and tree protection. 25. Exterior Improvements including asphalt and concrete paving, ornamental fences and gates, planting, erosion control, and sodding. 26. Utility work incudes water service and drainage structures and adjustment to existing utility structures. 27. Add-Alternate: Outdoor spray feature including all aquatic play equipment. There is a minimum participation requirement of 26% MBE and 6% WBE on the project as well as 50% City Resident Hiring.
