The City of Miami Beach ("City") Lottie Apartments (the "Lottie") is located at 530 75th Street on a 7,500 SF lot. This two-(2) story structure has an estimated elevation of approximately 25 feet and an adjusted area of 8,936 square feet. The Lottie was built in 1947; it consists of nine (9) - two (2) and three (3) bedroom units. The structure is a perimeter shell of load-bearing concrete masonry walls with interior wood load-bearing wall partitions, steel columns, beams, and supporting wood rafters at the ground, second floor, and roof levels. The footing system is a continuous wall footing. The ground-floor system consists of plywood sheeting over wood rafters, as does the second-floor and roof. The roof is a built-up roofing system over a plywood deck.
