Site work and new construction of a mixed-use development in Columbus, Georgia. Completed plans call for the construction of a swimming pool; and for site work for a swimming pool.

Columbus Consolidated Government (the City) is requesting proposals from qualified contractors to engage a Design-Builder to design and construct new in-ground pools at three existing park locations throughout the City. Each project location will include modifications to the existing pool location including necessary demolition, renovation of existing structures, and installation of new pool structure and equipment The selected Design-Builder will be responsible for all programing, design, and construction. The City is issuing this RFP to engage a Design-Builder to design and construct a new inground pool and renovate the existing pool house at three park locations throughout the City (the "Project"). The three park locations are Shirley B. Winston Park (5025 Steam Mill Road), Rigdon Park (1600 Howe Avenue), and Psalmond Road Park (6500 Psalmond Road). The scope of services includes: A. Each location within The Project shall consists of a new concrete pool with zero depth entry to facilitate the Americans with Disability Act ("ADA") access and use. The pool shall be similar in size to the existing pool. B. The City would like to include additional water features and an outdoor pavilion at each location. C. There is an existing building located at each pool location. The intent of the City is that the existing building will be renovated to improve the interior conditions of the facility as well as to accommodate new pool equipment. D. The project will also include requisite site improvements such as landscaping, fencing, lighting, and drainage improvements. E. The project will also consist of the relocation and/or work adjacent to multiple underground utility facilities, including, but not limited to, water and electrical. F. It is the City's intent that the final overall amenities at each location are the same. G. The final appearance of each location will change slightly to create a unique identity for each location. H. The City intends to issue a separate contract with a specialty pool equipment supplier. The City will be responsible for providing the selected Design-Builder with the pool equipment design and the actual pool equipment. The selected Design-Builder shall be responsible for all coordination of the pool equipment design as well as final installation of the pool equipment. I. The City has established a budget of $15,000,000.00 for the total project budget to include all project costs. Accordingly, Offerors are to base their proposals on the approved budget. J. Also included in the 2021 SPLOST is the design and construction of 6 new splash pad locations throughout the City. The splash pads shall be in the following areas: Cooper Creek Park, South Commons/Civic Center, Carver Park, Liberty District, City Service Center, and Lakebottom Park. Following completion of the three pool projects, the City at its sole option, may award the selected Design-Builder the design-build contracts for some, or all, of the splash pad projects as an add-alternate to this contract. The total budget for the 6 splash pad locationsis $3,000,000.00
