Renovation of a medical facility in Farmington, Connecticut. Completed plans call for the renovation of a medical facility.

A timeline for award has not yet been established.** UConn Health is accepting Prequalification Applications limited to the following project: UCH, H-1 Seclusion Room Renovation and Nurse Station Security, Project Number 21-050. Pre-Qualification Applications are available online. Applicants must be pre-qualified by the Department of Administrative Services (DAS), for the Classification of GENERAL BUILDING CONSTRUCTION (GROUP C) to participate in this Prequalification Application. Email rood@uchc.edu to request electronic versions of all application forms Project Description: UConn Health (UCH) will be renovating approximately 1000 square feet in the Psychiatric Inpatient Unit Connecticut Tower on the first floor space located at UConn Health 263 Farmington Avenue, Farmington, CT. The renovation will create a new seclusion unit containing, (2) two seclusion rooms, accessible toilet room with shower, observation area, a new office, staff breakroom with toilet, laundry room and custodial space within Psychiatric Inpatient Unit. The new seclusion area will need to meet current FGH & CT DPH guidelines. In addition, the renovation will include a new security translucent glass wall with aluminum framing fully enclosing the nurse station to create security for the staff and patients. The design team consists of Tai Soo Kim Partners Architects and BVH Integrated Services, P.C. for MEP engineering disciplines. The work will impact the nurse station area (center of floor) with heavy traffic periodically during the day, floors above and below the first floor will be occupied during construction which will require a lot of coordination with the owner and general contractor. The renovation project includes but not limited to the following: demolition, new framing, drywall, paint, light fixtures, flooring, MEP modifications, domestic water, sanitary, sprinkler, data/telephone rough-ins, fire alarm, security rough-ins and electrical. The project milestone schedule is: Bidding: August 2022 Construction start: October 2022 Construction complete: June 2023 In the bidding of most deferred maintenance, major renovation, and new construction projects, contractors are advised that they must utilize Small Business Enterprises (SBE) and Minority Business Enterprises (MBE) certified by the State of Connecticut DAS Supplier Diversity Program, to meet the goal of 30% allocation (25% of contract value, at a minimum) to SBE's, of which 10% (6.25% of the contract value, at a minimum) must be allocated to MBE's only. The General Contractor will responsible for ensuring that they and the SBE's they have selected are eligible subcontractors, and that they meet State requirements. The anticipated construction value is approximately $700,000. Contractor Qualifications: Contractors pre-qualified to submit bids on this project must demonstrate, through past experience, their ability to successfully complete projects of a similar nature (3 examples within the past 7 years). That is, successful projects involving the building, installation and commissioning of integrated building systems with HVAC systems. Construction activities shall be coordinated to minimize impacts to other tenants in the building. The Contractor and substantial Subcontractors shall be subject to the Department of Administrative Services (DAS) building construction and prequalification statutes. The contractor's experience must demonstrate the ability to complete similar projects with a value of approximately $700,000 and also have bonding capacity of $750,000. A Contractor's financial statements are also reviewed. In evaluating submitted financials, UConn Health takes into account several different factors including company size, revenue stream, and other metrics computed using your audited financial statements. These ratios are then compared to standards based on project timing and estimated value. A Contractor should have a minimum of $886,667 annual sales for this project. UConn Health will utilize this sales standard as one of the factors in determining if an applicant meets the financial requirements for this project.
