Renovation of a mixed-use development in Philadelphia, Pennsylvania. Completed plans call for the renovation of a warehouse / distribution facility.

The scope of work consists of providing all labor, materials, and equipment to perform the tasks outlined in the Statement of Work Warehouse Industrial Refrigeration Removal and Space Upgrades at the CMCVAMC Philadelphia, PA. The contractor shall abide by all federal state, and local code/regulations/standards. Magnitude of Construction: Between $25,000 and $100,000. NAICS: 236220 Size Standards: $36.5 Million This procurement is a 100% Service Disabled Veteran Owned Small Business (SDVOSB) set-aside acquisition. Award will be made to the responsive, responsible bidder, whose bid, in conformance with the solicitation, results in the Lowest Price. This solicitation will result in a firm-fixed price contract. Only one award will be made. Bidders must be registered Bidders must be registered in the VETS-4212 Database, Demolition: ROOM LOCATION B2B105b Safe off and disconnect the Industrial refrigerator including all of the following items: o Dust Protection o Install Zip Wall or equal visqueen barriers floor to ceiling o Install filter fabric at all RA registers in the work area o Install sticky walk off mats inside and immediately outside the Zip Wall barrier o Electrical o Remove the circuit all the way back to the panel o Insure FMS Electrical Shop is 100% aware of this circuit's removal o Refrigeration o Pump down, recover and dispose of all refrigerant o Legally dispose of the refrigerant and provide proof to FMS of same o Remove and dispose of condensing unit o Remove and dispose of the drop ceiling including: o Ceiling Grid and Tile o Ceiling panels o Ceiling Lighting o Evaporator Coil o Remove & dispose of all walk-in box panels o Remove and dispose of the depressed walk-in floor o Remove cage wall as required needed for full and final refrigerator box removal o Relocate Fire Protection / Sprinkler Heads as required to maintain code o Relocate Fire Alarm devices as required to maintain code o Remove and salvage for re-use existing cage wall separating B2B105b and B2B105c o Relocate Fire Protection / Sprinkler Heads as required to maintain code o Relocate Fire Alarm devices as required to maintain code New Work: ROOM LOCATION B2B105b o Patch and repair all drywall scarring remaining from demolition work o Re-install cage wall as directed o Discard unused cage wall OR store as directed on site by FMS o Furnish and Install the following for each office: o One new partition to 8" above the ceiling Creates two new office spaces (see reference drawing) o New Armstrong or equal Ceiling Grid 2x2 in each new space o New Armstrong or equal tegular Ceiling Tiles o One new SA Register o One New RA Grill o Tap into existing HVAC for Supply Air for each office o Return air can simply be to plenum above o 4 new surface mounted Quad Receptacles in each space o 2 new teledata outlets one for each office o 1 new HM Door Frame for each space 3/0 x 6/8 x 1-3/4" Locations TBD in the field o 1 New 3/0x6/8x 1-3/4"th WD Door in each space o 1 set Best Hardware (for each door)<>626 Finish (3) 5 Knuckle Fully Mortised Hinges (1) Rockwood Wall Bumpers 409 (1) set Rockwood Gray silencers per door (1) Entrance Lock 93K7AB (1) Closer Access is available through the B Gate Entrance on Woodland Ave. Work can be done on regular shift starting at 7:30am. The contractor is responsible for cleanup of any debris or dust caused by construction or deliveries to the facility. A schedule of work must be submitted and approved by CMCVAMC COR prior to start of work. All non- areas must be kept clean and free of debris at all time while construction is on-going. A. GENERAL PERFORMANCE REQUIREMENTS. A. Security 1. Secure all construction areas, especially mechanical and electrical rooms against entry of unauthorized individuals including patients. 2. Notify the Contractor Officer's Representative (COR) for permission to work after hours and weekends. Standard work hours for the medical center are Monday - Friday, 7:00 a.m. to 3:30 p.m. 3. All contractors will wear and display VA contractor badges provided by the medical center through the COR. 4. Only a limited number of keys will be issued to the contractor. If the Contractor loses a key, all areas that are required to be keyed for the security of the medical center, will be re-keyed at the Contractor's expense at a charge of $50 per key and $50 per change. Any and all new keys required to be issued for security of the medical center will be completed at the Contractor's expense. 5. Ensure all doors leading to and from the construction areas are locked always to prevent access to the area from unauthorized persons. B. Patient Privacy 1. Before entering a patient care room, receive permission and instructions from the COR. Respect the privacy of all patient veterans. Remember, these veterans have served to protect our country. C. General Safety 1. Follow all federal, state and local safety and health regulations. 2. Maintain safety in the construction site/area in accordance with the provisions of the contract, which includes the OSHA Regulations, National Electrical Codes. NFPA 70, National Electric Code and NFPA 101, Life Safety Code. Work in a safe manner and take all proper precautions while performing work. Extra precautions shall be taken when working around persons occupying the building during construction. 3. Post appropriate signs in specific hazardous areas. Contractor to post construction warning signs at each entrance to construction area. 4. Keep tools, ladders, etc. away from patients to prevent injuries. 5. COVID 19.
