Renovation of a multi-residential development in Bellevue, Washington. Completed plans call for the renovation of a 4,680-square-foot multi-residential development.

Work includes but is not limited to: 1. Removal of asphalt shingles, underlayment, flashing, roof penetration flashing, vents, gutters, downspouts and all accessories. 2. Removal of all existing plywood decking. 3. Repair damaged or rotted roof framing. (See 1.13 Unit Cost.) 4. Replace damaged or rotted fascia board. (See 1.13 Unit Cost.) 5. Provide for owner representative to inspect all attic insulation prior to covering. 6. Install insulation baffles at all perimeter soffit locations to provide for proper attic ventilation. 7. Supply and installation: a. 5/8" Plywood decking throughout, assume replacement of all roof decking b. PVC Membrane Roofing System according to manufacturers specifications. (See Versicos Landmark PVC Specifications attached.) c. Roof penetration flashing d. PVC static air vents, 14 per building. e. Bath fan vents f. Fall arrest/restraint anchors g. Gutters and Downspouts h. Painting at fascia The Work shall be completed in 90 calendar days from the date of Notice to Proceed. Question deadline: 09/15/2022 at 09:00 a.m. A bid guarantee in the amount of 5% of the base bid amount is required. Failure of the bidder to provide bid guarantee shall render the bid non-responsive. Performance and Payment Bonds: as a Condition of Award Performance and Payment BondsFor 100% of the Contract Award Amount Shall Be Furnished for the Work. Acceptable forms of bid guarantee are: A bid bond or postal money order, or certified check or cashiers check made payable to King County Housing Authority. No bid shall be withdrawn for a period of 60 calendar days subsequent to the opening of the bids without the written consent of KCHA . Liquidated damages will be assessed for each calendar day that the Contractor exceeds the time for completion in the amount of $250. The Owner reserves the right to reject any or all bids or to waive any informalities or irregularities in the bidding . Liquidated Damages means the amount prescribed in the Contract Documents to be deducted from any payments due or to become due Contractor, for each days delay in completion of the Work beyond the time allowed in the Contract Documents as stated in the Notice to Proceed, plus any extensions of such time. Timely performance and completion of the Work is essential to Owner and time limits stated in the Contract Documents are of the essence. The liquidated damage amounts set forth will be assessed not as a penalty, but as liquidated damages for breach of the Contract Documents. This amount is fixed and agreed upon by and between the Contractor and Owner because of the impracticability and extreme difficulty of fixing and ascertaining the actual damages the Owner would in such event sustain. This amount shall be construed as the actual amount of damages sustained by the Owner, and may be retained by the Owner and deducted from any payments to the Contractor. If the unpaid balance of the Contract Sum exceeds the cost of finishing the Work, including compensation for A/E services and expenses made necessary thereby and any other extra costs or damages incurred by Owner in completing the Work, or as a result of Contractor's actions, such excess shall be paid to Contractor. If such costs exceed the unpaid balance, Contractor shall pay the difference to Owner. Contractor shall also be liable for liquidated damages until such reasonable time as may be required for Completion. These obligations for payment shall survive termination. If different completion dates are specified in the contract for separate parts or stages of the work, the amount of liquidated damages shall be assessed on those parts or stages which are delayed. Liquidated Damages: Timely performance and completion of the Work is essential to Owner and time limits stated in the Contract Documents are of the essence. If Completion of the Work does not occur within the Contract Time, the Contractor agrees that Liquidated Damages in the amount of $250 per day will be assessed for each calendar day that the Contractor exceeds the time for completion
