Renovation of a municipal facility in Columbus, Ohio. Conceptual plans call for the renovation of a municipal facility.

The Ohio Bureau of Workers' Compensation (BWC) is seeking professional architectural services for roof leaks remediation in its Columbus headquarters, the William Green Building, at 30 West Spring Street. The William Green Building (WGB) opened in 1991 and many of the leaks are believed to stem from original construction deficiencies. The WGB is just over one million gross square feet, and it has 33 stories above grade and 13 different roof levels. BWC believes most leaks are the result of improper flashing at: 1) parapets; 2) glazing systems; 3) certain skylights; and 4) at certain louvers on mechanical floors. BWC does not believe that the building's horizontal roofing is problematic, as the concrete topping slab does not show excessive wear or cracking, and the control joint caulking has been well-maintained since the building opened. The successful architectural firm will evaluate the areas of known leaks and produce construction bid documents to address the leaks. BWC hopes to have a firm selected in a timeframe to have a Statement of Probable Cost completed by late fall 2022. The production of construction/bid documents would commence thereafter, with the goal of bidding the work in January 2023. Actual construction would commence in spring 2023. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement and detailed cost components to address the Owner's project requirements. The selected firm must also participate in the Encouraging Growth, Diversity & Equity (EDGE) Program as required by statute and the Agreement. As required by the Agreement, and as properly authorized, provide the following categories of services: Program Verification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types. Refer to the Ohio Facilities Construction Manual for additional information about the type and extent of services required for each. Total Project Cost: $775,927.00. During the construction period, provide not less than 3 hours (excluding travel time) on-site construction administration services each week, including (1) attendance at progress meetings, (2) a written field report of each site visit, (3) on-site representation comprised of the A/E and its consultant staff involved in the primary design of the project, all having relevant and appropriate types of construction administration experience. For purposes of completing the Relevant Project Experience Matrix in Section F of the Statement of Qualifications (Form F110-330), below is a list of relevant scope of work requirements for this RFQ.
