This project consists of masonry repairs and tear off and replacement of the existing roof system on Drackett Tower (191 W Lane Ave.). Scope of work includes the demolition of the existing built-up coal tar pitch roof. All roof drains, bowls, strainers, and hardware shall be removed and replaced with new cast iron roof drains and strainers. The cast stone coping shall be removed and reinstalled as required to remove the existing flashing. Cracked brick shall be replaced to match existing. Some areas will require the brick to be removed and rebuilt to be plumb and at other areas the brick is to be repointed only. The existing cell phone equipment racks and mounted equipment shall remain. The installation of new roof assembly consisting of roof membrane over polyisocyanurate insulation and vapor retarder. The basis of design consists of 2 ply SBS Modified Bitumen Roofing, cold-applied adhesive. The project shall include a 20-year manufacturer's warranty. Base bid schedule anticipates project to commence over summer break (May 2023) and be completed before occupants arrive for move in (end of July 2023). A phased project schedule option is to be priced as alternate. A description of design requirements, program criteria as well as record drawings for the building will be made available to the short-listed firms for their use in developing the Request for Proposal (RFP) responses.
