Site work and new construction of a mixed-use development in Chicago, Illinois. Working plans call for the construction of a 120-unit multi-residential development; for site work for a multi-residential development; 200,445-square-foot office development; office development; parking garage; 50,000-square-foot retail development; 571,000-square-foot retail development; and retail development.
As of April 23, 2024, a developer has been selected. A construction team has also been identified. A firm timeline for construction has not been determined. The project will repurpose a vacant 571,000-square-foot warehouse known as the Quartermaster Depot, which was built in 1918 for the U.S. Army. The six-story structure, featuring 90,000-square-foot floor plates and located within McKinley Park’s Central Manufacturing District complex, is listed on the National Register of Historic Places. The rehab will remove a center section of the building to create two partially detached structures with a shared interior courtyard. One structure will include 120 mixed-income apartments ranging from studios to three-bedroom units. The other will become a 200,445-square-foot innovative office hub and technology incubator. Approximately 120 parking spaces and rooftop amenities will serve tenants and visitors of both structures. The facade and other historic elements of the complex will be preserved and restored. The eastern portion of the site, which currently contains a one-story City maintenance facility, will be redeveloped as a 50,000-square-foot grocery store. Approximately 130 parking spaces will be available for store patrons and workers. Public notice is hereby given that the City of Chicago, through its agents the Community Development Commission and the Department of Planning and Development, is issuing a Request for Proposals for the purchase and adaptive reuse of the property located at 1769 West Pershing Road (PIN 20-06-200-005-0000), with an option for the purchase and mixed-use redevelopment of the property located at 1717 West Pershing Road (PIN 20-06-200-007-0000) within the 35th and Halsted TIF Redevelopment Project Area in Chicago, Illinois. The Department of Planning and Development hereby invites proposals for consideration by the Community Development Commission. It is the responsibility of the offeror to ensure that the submission package is received by the Department of Planning and Development on or before the indicated deadline. The City of Chicago reserves the right to reject all proposals and waive any informalities in any submission. All proposals must be submitted in the form approved by the City of Chicago and must be complete with respect to the information contained therein. Offerors must be financially and otherwise qualified to complete the proposed development.
