Renovation of a mixed-use development in Pope Army Airfield, North Carolina. Completed plans call for the renovation of a conference / convention center; and military facility.

Building 753 - Room 211 (Conference and Breakroom Room) - Pope Army Airfield, Fort Bragg, NC 1. DESCRIPTION OF SERVICES: Provide sustainment services of real property. Ensure the areas worked meet the standards described in this statement of work. 2. SCOPE OF WORK: There is one area of B753 that require contractor sustainment services. The one area is: 2.1 Building 753 Vending (Breakroom) #211 (Future Lactation Room #211A), Pope Army Airfield, Fort Bragg, NC. Cut opening in North wall to accommodate new solid core wood door and door frame. Install door, to match existing doors, on outside of hallway next to female bathroom entry. Install new light switch inside of room within arm's length distance from door opening. Divide existing room into two rooms. Frame full height 8'6" wall with metal studs and gypsum wallboard. Wall will be approximately 12' in length and 8'6" high parallel to and approximately 10' from the south wall. Contractor will verify if electrical outlets need to be moved and/or removed to make way for wall construction. Ensure an HVAC return grill be placed in the lactation room side and one each electrical receptacle be installed on either side of the new wall. Tape, mud, and sand new gypsum board walls with smooth consistency. Repair and patch all existing walls with a smooth consistency, prime wall surfaces, and paint. All paint will match the Fort Bragg DPW color scheme. wall surface area is approximately 400 sq ft. New Cove base to be 48 ln ft Modify the ceiling to accept ceiling tiles in the area where the wall has been installed. New ceiling tiles will match the existing ceiling tiles as required to accommodate the wall that will divide the rooms. Install new cabinets against the wall with existing plumbing to be able to accommodate a new sink in one of the floor cabinets. Cabinets will have a laminate/solid surface countertop installed with stainless steel sink connected to the plumbing in wall that the cabinets are located against - the cabinets shall be base type cabinets - cabinets are to be 60" x 24" x 35" to accommodate a 30-32" sink in the center. Cabinets will be secured flush to the wall and floor with toe plate and laminate countertop with 3" back splash. Contractor will connect sink to existing water and drain connections. Remove approximately 125 sq ft of vinyl composite tile. Install approximately 140 sq ft of 24" x 24" carpet squares according to DPW approved standards. 2.2 Building 753 New Conference Room #210 and Vending (Breakroom) #211 (Future Office #211B), Pope Army Airfield, Fort Bragg, NC. Remove the existing door and frame from the wall, directly opposite the windows, which is 8'-0" tall by 21'-0" long and remove the light fixture switch next to the door frame. Frame existing doorway, where the door was removed, with metal studs and gypsum wallboard. Tape, mud, and sand new gypsum board walls with smooth consistency. Repair and patch all existing walls with a smooth consistency, prime wall surfaces, and paint. All paint will match the Fort Bragg DPW color scheme. Wall surface area is approximately 525 sq ft. New Cove base to be 60 ln ft. Modify the ceiling to accept ceiling tiles in the area where the new fill in wall has been constructed. New ceiling tiles will match the existing ceiling tiles as required to accommodate the construction of new wall location. Remove existing carpet. Install approximately 215 sq ft of 24" x 24" carpet squares according to DPW approved standards. 2.3 Building 753 New Conference Room #210 Cut a hole for the new conference room door then install a new light fixture switch and conduit on the adjacent wall at least one arm distance away from the door location. Install existing door and frame, removed from the wall dividing the Conference Room and Breakroom, in the Conference Room Wall adjacent to the corridor. The installed door is to retain all the hardware that was on the door in its original location. The existing corridor wall is to be renovated to accept the door and frame and painted to match the existing wall color paint. The contractor will remove all objects on the wall, patch up all walls with a smooth consistency, prime wall surfaces, paint the walls, and reattach all previously removed objects. All paint will match the Fort Bragg DPW color scheme. wall surface area is approximately 1080 sq ft. New Cove base to be approximately 95 ln ft. 2.4 Building 753 DPW, Fort Bragg, NC. If any HVAC ducts and/or Fire Suppression System modifications or moves are required, coordinate with DPW to ensure appropriate codes and regulations are followed. DPW point of contact is Ms. Christina Martin, 910-396-6033, christina.i.martin12.ctr@army.mil. 2.5 Building 753 Dimensions: The contractor shall verify these dimensions during a walkthrough of the space with representatives from the 43 AMOG Business Office and the 43 AMS to make sure that they have the right dimensions when preparing their cost estimate. 2.6 Dust Barriers - Contractor to provide adequate dust barrier in construction areas to prevent dust and debris exposure to computer and work areas 2.7 Clean up: All construction debris and garbage will be the contractor's responsibility to remove from the site and dispose of based on applicable Federal, State, and Local laws and regulations. 3. WORK HOURS 3.1. Work will be performed during normal duty business hours: M-F 7:30 am - 4:30 pm EST. 3.2. Work will be done in such as manner as to not interfere with the daily operations of airman support functions. 3.3. Vehicle placement (parking) and movement will be coordinated with the facility manager to ensure placement does not interfere with normal operations of the Airman support functions. 3.4. Work will be completed within a timely manner not to exceed 14 days after projected end date. 3.5 The contractor will coordinate with the Unit Facility Manager, TSgt David Parker, 910-394-5096, david.parker.25@us.af.mil or SrA Joshua Yalley, 910-394-0155, joshua.yallery@us.af.mil. Contact info to be provided after award to coordinate arrangements for base access. 3.6. The contractor will coordinate with the Unit Project Manager, Mr. David Baran 910-394- 1086, david.baran@us.af.mil, on matters concerning the project. Provide sustainment services of real property.
