The Sand Pit Tract sale consists of predominately smaller pulpwood sized loblolly pine that is severely overstocked. The average diameter on the tract is around 8 inches although there are several areas where sawtimber sized pine inclusions are located. The sale boundary is marked with pink flagging and streamside management zones are marked with blue. One stream is contained within the sale area on the western side that will need to be crossed with bridges to protect the water quality and there is one spring area along the northern side that will also need to be protected, which is marked on the map. It is the landowner's intent to reforest the area so full utilization of timber is expected Buyer will have 24 months from date of closing to complete all harvesting operations on the tract in accordance with the terms and conditions of the attached Contract. Seller reserves the right to refuse any and all bids. The successful bidder will be notified. A qualifying bid must be accompanied by a deposit in the amount of five percent (5%) of the bid; the deposit may be made in cash, cashier's check, or certified check made payable to Catawba County. The County will return the deposit on any bid not accepted. The County will return the deposit of the final high bidder at closing. The buyer must pay cash at closing. The Board of Commissioners must approve the final high offer before the sale is closed, which it will do within 30 days. The County reserves the right to withdraw the property from sale at any time before the final high bid is accepted and the right to reject at any time all bids. A $5,000.00 performance deposit may be required at closing that will be held in a non-interest-bearing account. This performance deposit shall not limit the buyer'sliability.
