BACKGROUND 1. The outdated walk-in freezers and walk in refrigerators in the Kitchen and lower level of B108 are very old and past their service life. Currently utilizing very outdated technology with very little to no parts availability, and a change in VA Directive regarding water testing and legionella as pushed to remove the water evaporative cooling tower currently serving the freezers and refrigerators. 2. Update and repair the walk-in unit boxes to prevent frost buildup on adjacent walls and to increase insulation effectiveness. 3. There are several ancillary HVAC systems that require repair, replacement or updating to include chilled water pumps in B148, 151, 162, Energy Recovery systems in B161 and B158 and a main line steam leak in B107. Update and install flow switches in building 162. 4. Conduct a full HVAC assessment in Building 107 as it has multiple HVAC systems and controls in various states of disrepair. 5. Update Building Automation Systems (BAS') and HVAC control devices in Buildings 108, 158, 162, 164 B. PROJECT OBJECTIVES: Replace the cooling tower equipment and refrigerant compressors and evaporators to the 6 existing walk in freezers and refrigerators in Building 108 Kitchen and update the walk-in units. Convert the air-cooled water tower to a sealed liquid-to-liquid heat exchanger. Repair and update the listed buildings systems HVAC equipment and BAS and perform an assessment of Building 107 HVAC system as a whole. C. STATEMENT OF WORK/REQUIREMENTS: 1. Contractor to provide all materials, equipment, parts, labor, and supervision to complete each one of the CLIN's as noted below. 2. CLIN 0001: Building 108 Refrigeration Systems and Walk-In Units Update and Repair a. Replace existing refrigerant compressors for all walk-in refrigerators, de-thaw room and a freezer with Semi-Hermitically sealed compressors utilizing R448 refrigerant or equivalent that is not slated for EPA near-term refrigerant phase out. b. Install suction line accumulators on all condensing units to prevent liquid from entering compressors. c. Install new desiccant dryers on all units and suction line filters prior to putting in new refrigerant. d. After 7-14 days of operation, return to site to remove suction line filters, pull vacuum to 500 microns, then restore to normal system operation and test for full functionality. e. Replace the single evaporator units inside upper-level walk in refrigerators, (one each) with compatible units sized appropriately for each space and their associated semi-hermitically sealed compressor. f. Replace single evaporator inside the lower-level thaw-box (one each) with compatible units sized appropriately for the space and its associated, semi-hermitically sealed compressor. g. Replace the two evaporators in the lower-level freezer with compatible units sized appropriately for this space and its associated, semi-hermitically sealed compressor. h. Replace the two evaporators in the lower-level refrigerator with compatible units sized appropriately for this space and semi-hermitically sealed compressor. NOTE: Refrigerator box room rough sizes for walk-in refrigerators and Freezer on the lower level.
