From its ex-resident Ted Bundy to its picturesque views of Mount Rainier, students have experienced the fun and the maintenance issues of McMahon living. Now, discussions of an impending renovation lead residents to question how long they will have to wait for common issues within the building to be resolved. McMahon Hall is the largest residential hall on campus, housing 1,032 students in cluster-style dorms since the building’s erection in 1965. The dorms themselves have not been fully remodeled since their initial construction. “While the designs have not been completed, we are pursuing a full renovation of McMahon Hall,” director of operations for Housing & Food Services (HFS) Josh Gana said. “The final scope of the renovation will depend on funding available.” UW’s current construction project of Haggett Hall lies at the forefront of current renovation efforts, costing the university $197 million in construction, utilities, roadway realignment. $2 million of the budget will be used to abate lead in drywall, PCBs in precast concrete, and asbestos in insulation of plumbing. “Any building of that time is going to have hazardous building materials that need to be remediated,” Gana said. “We know that’s going to be the case in McMahon.” As stipulated on warning signs throughout McMahon, these toxins are only harmful to residents in the event of a massive disruption, where dust particles are released into the air for a sufficient period of time. “There is a good understanding of what building materials are there and whether they pose a routine risk or not,” Gana said. “We work very closely with UW environmental health and safety and UW facilities on issues that involve regulated building materials. It’s a collaborative effort using experts in that field.” According to Gana, The HFS capital plan will include a renovation of McMahon Hall, which is anticipated to start after the new Haggett Hall opens. While residents await McMahon’s renovation, reports of moisture, poor heating, and broken elevators are often submitted to HFS. ---------------------- Project Description: The project will include demolition, redesign and construction of Haggett Hall. The scope will include complete abatement and demolition of the existing dormitory, site restoration including bringing existing grades and service roadways surrounding Willow and Haggett Halls into compliance with Seattle Department of Construction & Inspections (SDCI) and Seattle Fire Department (SFD) criteria as well as the design, permitting and construction of a replacement Haggett Hall. UW will engage in a two-part Integrated Design-Build (IDB) selection process: the General Contractor selection followed by the Design Architect selection. This will be a phased project - Phase 1 including abatement/demolition, site restoration and code compliance criteria and the design of the new Haggett Hall: Phase 2 will include the permitting and construction of the new Haggett Hall. Building program to include parking, fitness and wellness center, entry lounge areas and 800 student beds. Phase 2 approval will proceed upon Board of Regent's approval September 2023. The project budget is $165 million. The target budget for all work to be provided under the design-build contract is $115 million.
