Site work and new construction of a multi-residential development in Calgary, Alberta. Completed plans call for the construction of a 38,000-square-foot, four-story above grade, 47-unit multi-residential development; and for site work for a multi-residential development.
Silvera for Seniors (Silvera) is seeking a Construction Manager with specialized construction experience in the seniors affordable independent living facility to provide construction services for a new 4-storey apartment building in a new Silvera Campus located in Livingston community. The purpose of this "Request for Proposals" is to secure a highly qualified "Construction Managers" to complete construction services. The successful proponent will enter into a modified CCDC 5B 2010 Contract with the Owner for construction services that includes supplemental conditions. Silvera's Livingston project is located in North Calgary on 144 Ave NE. The project will be the first building and (Building A) at the new Silvera Livingston Campus on the property. Silvera has developed master plan for this property that will lead to the development of an aging-in-place community, with a resident-centered focus. Currently the project (Building A) is in the initial stages of design. Building A is anticipated to be a four-storey apartment building with 63 affordable independent units for seniors as part of the CMHC Rapid Housing Initiative (RHI) and the National Housing Strategy/CMHC. Although Building A will be fully designed (to tender ready) only a portion of Building A will be constructed under this CM Service offering. The current plan is for CM engaged to assist in: phasing the construction of the 63-unit building into two (2) construction separate projects and assisting the Owner and Consultant team with constructability and logically advancing work for the subsequent future phase 2. Phase 1 will consist of approximately 47 units and will be taken through to completion with the successful proponent. The completion date of this phase is December 31st, 2023. Phase 2 will be approximately 16-28 units (remaining after phase 1). Phase 2 will be designed to tender ready documentation, however not constructed. The proponent should allow for input on constructability and future proofing the site/site readiness of phase 2 but, should exclude the phase 2 construction costs from any construction budget, forecasting etc. The proponent should clearly identify phase 2 inclusions and exclusions throughout. *Award amount was not released for publication.
