Demolition and renovation of a municipal facility in London, Ontario. Completed plans call for the renovation of a municipal facility; and for the demolition of a municipal facility.
MPAC is soliciting bids for general contracting tenant improvement services to carry out renovations to the recently reduced existing MPAC London field office. Location: 785 Wonderland Rd. South, Suite 252, London, ON N6K 1M6 (Upper level, Westmount Shopping Centre) The renovation is for approximately 11,354 square feet. The landlord will undertake construction of the demising wall, modifications to mechanical and electrical systems, and utility separation. The landlord's scope will be completed prior to the Successful Respondent`s scope commencing. Permit application to the City of London has been submitted. The Successful Respondent will commence construction upon award and ideally be substantially complete no later than Monday, November 12, 2022. The following scope of work is intended to be a high-level summary of the major activities involved with this project and not a complete/exhaustive list of activities and tasks. It is the Successful Respondent`s responsibility to thoroughly review all drawings and specification noted and within the appendices and the information gathered during the required site visit to determine the full scope of work required to complete the project. Suite interior alterations are required to suite the revised floor plan based on MPAC's recent space reduction, this includes but is not limited to; construction of a new interview room, new partition walls in the open office area, removal of existing coat closets, removal of some existing millwork, modifications to mechanical, electrical and life safety systems, reflected ceiling plan, floor and wall finishes, etc. The Successful Respondent will be required to ensure compliance with all aspects of the Occupational Health and Safety Act (OHSA). The Successful Respondent will be considered the "Constructor" as defined in the OSHA, and will provide all construction related services on site such as, but not limited to, security, assurance of compliance with health and safety legislation as applicable, clean-up, environmental protection, disposal and recycling of materials. This will include all contracts with mandatory trades, the Successful Respondent will be responsible for those suppliers (sub-trades) and will pay them directly. The Successful Respondent will then invoice MPAC for those sub-trades as part of their progress draw invoicing. The Successful Respondent will require its employees, agents, and subcontractors to perform all services in strict compliance with: The applicable Health and Safety procedures (including those resulting from the COVID-19 pandemic) The best safe standards for construction of this type; and All applicable federal, provincial, and local laws and regulations governing it conduct. The Successful Respondent shall provide a competent full-time site supervisor, for all work pursuant to the bid documents who shall act as the Successful Respondent`s authorized representative. Personnel are not to be substituted/replaced without prior notification to MPAC. The following elements are Not in Contract (N.I.C) and do not form part of the Successful Respondent's scope, however, may require coordination with the overall project schedule: - Movement of furniture and MPAC equipment and files by MultiCorp Office Services Inc. - Supply and installation of furniture MultiCorp Office Service Inc. or Harkel Office - Supply and installation of audio-visual equipment - Supply and installation of new interior signage - Supply and installation of Chubb Edwards (security system) - Supply and installation of Environmental Acoustics Inc.
