Renovation of a clubhouse / community center in Watkinsville, Georgia. Completed plans call for the renovation of a clubhouse / community center.

A. Construction shall take place in two (2) phases of construction: 1. Phase 1 - Fitness Center a. The Phase 1 scope of work shall include: (1) Installation of new RTU-3 (2) Installation of all associated ductwork, insulation, piping, controls, and electrical wiring. (3) Installation of new HVLS fans and associated electrical wiring and controls (per Add Alternate acceptance). (4) Demolition of existing Supply Air Ductwork serving Fitness Center. (5) All miscellaneous work associated with the Fitness Center. b. The Phase 1 scope of work shall be performed during a 30 calendar day period, beginning at an approximate time that the longest lead item (Fitness Center RTU) is available to the job site. Contractor shall notify the owner and engineer of the approximate start of construction date upon award of contract. c. Contractor shall install new RTU on the existing roof and install all new exterior ductwork, insulation, piping, and electrical wiring as shown prior to the interior area of the Fitness Center becoming unoccupiable to the general public. Contractor shall give the owner a 2 week notice of when Fitness Center will be shutdown for construction purposes. Contractor shall complete the remaining Phase 1 scope of work within 3 weeks. d. Contractor shall temporarily create a physical separation between the Fitness Center and all other occupied areas for security purposes. The Oconee County Board of Commissioners is soliciting bids from contractors interested in providing the replacement of the existing HVAC System in Oconee County's Community Center located at Oconee Veterans Park 3500 Hog Mountain Road Watkinsville, Georgia 30677. In order to submit a bid, Contractors must be pre-qualified by Project Engineer. Interested Bidders shall complete and email a Bidder's Experience Statement (Attachment A) to Ms. Jessica Ellis, Procurement Officer at ocbids@oconee.ga.us and Brad Wages, Project Engineer at wages@jsace.com no later than 5:00 pm, September 9, 2022.
