Renovation of a mixed-use development in Westminster, Colorado. Completed plans call for the renovation of a educational facility; and laboratory facility.

Project Description Front Range Community College is renovating four spaces on the existing Westminster Campus to replace an inadequate HVAC system and add a new fire sprinkler system to these spaces only. In addition to a new HVAC and fire Sprinkler System in these spaces the scope also includes a new ceiling, a new lighting system and above ceiling painting. All existing items below ceiling need to be protected from damage during construction. Scope of Services Per Construction Documents and Specifications prepared by Clark & Enersen dated August 26, 2022 the scope of services includes but is not limited to the demolition of existing ceilings, demolition and removal of existing mechanical equipment and ductwork, electrical demolition, lighting demolition, new mechanical systems, new fire sprinkler systems, new ceilings, new lighting and protection of existing finishes and equipment inside renovation area. Scope of services includes Contractor coordination with college for access into adjacent spaces for utility connections and advanced planning and approval of any planned outage or system shutdown. Minimum Requirements Notice is hereby given to all interested parties that all firms will be required to meet all minimum requirements to be considered for this project. To be considered as qualified, interested firms shall have, as a minimum: 1. Provided General Contracting services within the last three (3) years for at least two (2) projects each in excess of $ 5,000,000.00 (hard costs), utilizing the expertise present in their Colorado Office; and 2. Demonstrated specific General Contracting experience in projects of similar scope and complexity; and 3. Demonstrated specific General Contracting experience in working on a campus of higher education for the State of Colorado; and 4. Acknowledgement on the Bid Form that the existing Cyclorama Wall will remain within the lab space and costs associated with protecting the wall or repair are included in the cost proposal; and 5. Acknowledgement on the Bid Form that construction activities are to begin on December 14, 2022 and be substantially complete by March 1, 2023, any long lead item, that are outside this timeframe needs to be identified on the cost proposal, with anticipated delivery dates; and 6. Demonstrated bonding capability up to $1,000,000.00 for an individual project coincidentally with current and anticipated workloads; provide letter from surety that affirms this capacity.
