Renovation of a mixed-use development in Chicago, Illinois. Completed plans call for the renovation of a one-story above grade educational facility.

The objective of this project is to conduct an end-of-life replacement of air handling units S-10 and S-4, and their associated exhaust-return fans, in the 9th floor penthouse of UI Hospital. This equipment is original to the building construction and exceeds their useful service life. This equipment provides ventilation and thermal comfort to approximately 60,000 square feet of the hospital facility, including main corridors on the entire east side of the building, basement support spaces, and first floor support spaces. Each air handling unit will be replaced with a comparable modular built-up air handling unit in a manner that will allow the existing equipment to continue to operate until a planned cut-over. Existing open space adjacent to the current unit locations will be utilized for project phasing in order to minimize facility impacts. In addition to the AHU replacement work, there is a small auxiliary exhaust fan consolidation scope to manifold the pantry exhausts into a common exhaust header served by a single fan. A bid alternate is included to upgrade the temperature controls components associated with the terminal units served by S-4 and S-10. This work includes replacing the thermostats and actuators within the terminal units (as appliable) with DDC equivalents and incorporating into the building automation system.
