Site work and new construction of a mixed-use development in Taylors, South Carolina. Completed plans call for the construction of a fire / police facility; for site work for a fire / police facility; and municipal facility.

The Taylors Fire & Sewer District is soliciting Proposals from interested firms for Construction Manager At Risk (CMAR) services in connection with the design and construction of a fire station headquarters to be located on an undeveloped parcel across from the current fire headquarters at 463 W. Main Street, Taylors, SC. DATE PROPOSAL QUESTIONS DUE: 12:00 PM, Sept. 23 Construction Cost Range: $7,000,000 - $7,500,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Project Details: The project includes a new two-story fire headquarters building totaling approximately 20,600 SF with 3 full drive-thru bays and a possible maintenance building of approximately 3,000 SF plus associated site development. SCOPE OF WORK AND SERVICES The selected CMAR shall perform all pre-construction and construction phase services reasonably necessary for this project. The outline scope of services below is meant to give Firms an outline of the minimum services required for this project. A. PHASE 1 - PRE-CONSTRUCTION SERVICES 1. SITE DESIGN o Site Logistic Study o Prepare construction delivery, staging and site utilization plan o Identify critical environmental, grading and other issues that require management control o Identify and define site and utility construction plan and sequencing o Identify retaining wall design issues, sequence and methods of construction o Cost Estimates and Scheduling o Demolition /Modification of existing site improvements 2. BUILDING DESIGN o Develop 100% Design Development cost estimate and schedule; Reconcile cost differences from Architect Estimate. o Develop 50% Construction Document cost estimate and schedule; Reconcile cost differences from Previous Phase. o Develop 100% Construction Documents cost estimate and schedule; Reconcile cost differences from Previous Phase. o Develop detailed cost estimates for special systems comparison as needed. o Develop material for public presentations; assist with presentations. o Review Energy and Environmental Design Guidelines and prepare schedule and cost impacts. o Research different construction materials and report findings. o Regularly attend meetings with the Owner and Architect prior to construction and consult with the Owner and the Architect regarding site use, site improvements and selection of building materials, systems and equipment.
