This project has been awarded to Forma Construction Olympia Seattle Public Schools (District) is requesting statements of qualifications and proposals from General Contractor/Construction Manager (GC/CM) firms to support the Districts Capital Projects division to provide preconstruction and construction services for the JSCEE Phase i i Central Kitchen Renovation project identified in the Buildings, Technology, and Academics/Athletics V (BTA V) Capital Levy. The District intends to award a contract utilizing the General Contractor/ Construction Manager (GC/CM) competitive alternative construction procurement process authorized under the Revised Code of Washington, Chapter 39.10. The District obtained project approval from the Washington State CPARB PRC to utilize the GC/CM delivery method on this Project. The proposed project is located at JSCEE Central Kitchen is located at 2445 3rd Avenue South, Seattle, WA 9812, in an existing building. The project is to renovate the central kitchen to become more efficient as a culinary kitchen, to modernize cooking and. refrigeration equipment, and to address plumbing and health code requirements. The central kitchen is to be completely shut down for construction which is anticipated to take 10-12 weeks. Cooking and preparing student meals is a critical school related service which can only be worked on during the summer of 2024 The central kitchen is expected to be completely reworked which will include selective demolition, installation of a grease interceptor, new walls, new lights, new refrigeration/freezer, new kitch en equipment, new architectural finishes, mechanical, plumbing, and electrical. The project is funded through the BTA V Capital Levy. The total estimated value of work to be contained within the GC/CM contract is approximately $12 million, including GC/CM contingency and excluding Washington State Sales Tax. The GC/CM for the Project will, provide Preconstruction Services, bringing expertise and experience that will assist in decision making, cost estimating, constructability review, budget and schedule control, sequencing of the project components. The District intends that the GC/CM will provide Preconstruction Services and serve as General Contractor, providing construction services and construction management to implement and deliver the Project.
