Renovation of a municipal facility in Kingsport, Tennessee. Completed plans call for the renovation of a municipal facility.

Question Deadline 09/20/2022 GENERAL: The contractor shall be responsible for all labor, materials, and equipment necessary to complete the scope of work at Warriors Path State Park. Contractor shall be responsible to take their own measurements, etc., to properly quote the scope of work. Contractor shall be responsible to remove all debris from construction site, off state property, to an approved location. Contractor is expected to perform all work with quality workmanship to manufacturer's specifications and to the latest (state and local) codes. Contractor shall start said scope of work within 15 days of Purchase Order issuance and shall have 60 days to complete said work from start date. SCOPE: MAINTENANCE BUILDING OFFICE RENOVATION 1. EXTERIOR WALLS Contractor shall: A. Remove existing exterior wall metal from front of office, included around garage door and office end of building. B. Remove existing chimney and cover with new exterior wall metal. C. Remove existing windows from end of building. D. Frame window openings as necessary for new metal installation. E. Install new metal on exterior walls. Metal specifications--DIMENSIONS: 36-inch coverage x 1-1/4 inch deep. GAUGE: 24. RIB SPACING: 12-inches. PAINT: 50- year against peeling and rust. COLOR: Brown unless changed by Park Manager. Color must be pre-approved by Facilities Management. F. Spray closed cell foam insulation on interior wall metal, a minimum thickness of 2-inches on new metal. G. Repair damaged wall metal on back side of building with wall metal that has been removed from front and end of building. H. Install leaf guards in all guttering on maintenance office and storage. 2. INTERIOR WALLS Contractor shall: A. Remove existing wall sheeting on all interior walls except plumbing storage area. B. Remove framing from exterior walls in office area, storage area and bathroom. C. Install all new 2x4 wall framing, 16 inches on center. (Walls shall extend from floor to existing ceiling.) D. Install 1/2-inch BC plywood on all interior walls. Use 1/4-inch X 1-1/4-inch crown staples to install plywood. Install 1/4-inch X 1-1/2-inch strips over all joints in plywood and corners if necessary E. Caulk as necessary with Dap Dynaflex Ultra-Advanced Exterior Sealant, or equal. Apply one coat of oil based exterior bonding primer-sealer. Fill all staple or nail holes with Dap Fast and Final filler. F. Sand all walls before paint application. Apply two coats of exterior paint with a limited lifetime warranty. All priming and painting must be brushed and rolled. No spraying. Color to be determined by Park Manager. 3. INTERIOR TRIM, DOORS AND WINDOW Contractor shall: A. All interior door trim, window trim and base board shall be finger joint, primed 1X4 spruce. B. Painting instructions shall be the same as interior walls. C. Remove front door and install new door. New door shall be the same as existing, and existing frame may be used if applicable. New door shall have weather stripping and threshold. Door sweep may be used with threshold to seal bottom of door. Use existing doorknob. D. Remove interior office door and storage entrance door. Replace with an exterior pre-hung 3-0, smooth fiberglass with thresholds and single bore. Both doors shall be left hand swing with half glass and no grids. E. Remove storage garage door. Frame opening to accept new door. New door shall be an exterior pre-hung 6-0 French door, smooth fiberglass, single bore and no threshold or glass. F. Remove restroom door and frame to accept a 30-inch, fiberglass pre-hung exterior door, single bore, and no threshold. G. Remove existing window in office and replace with a replacement or new construction window of similar size. White vinyl, double hung, Low-E with argon, with full screens and no grids. Jambs-1 X 12 wood and 1 X 4 wood trim. H. All doors shall have new door closers installed except French door. 4. CEILINGS Contractor shall: A. Spray closed cell foam insulation on office, office storage and office restroom ceilings, a minimum thickness of 3-inches. B. Install a white, 2-ft. X 4-ft. drop ceiling grid in office, office storage and restroom. Ceiling shall be 8-ft. from floor and centered in the room. C. Ceiling tile shall be Home Depot Model # R2310 or equal. Must be approved by Facilities Management. 5. FLOORS Contractor shall: A. Remove existing paint from floors in the office, office storage and office restroom. B. Apply two coats of Sherwin-Williams Pro Industrial Pre-Catalyzed Water Based Epoxy Coating, or equal. Must be applied to manufacturer specifications. 7. KITCHEN CABINETS Contractor shall install: A. Kitchen cabinets shall be solid wood fronts and doors (American Hardwood Species) with finished plywood sides, back, bottom, top and shelves. (No particle board or press board). Cabinets must be approved by Facilities Surveyor prior to installation. B. Finish shall be natural or stain with clear coat (no painted cabinets). Finish and color shall be Park Manager's preference. C. Cabinet Installation-cabinets shall be screwed through the back of cabinets into studs (2-1/2 or 3-inch screws) and fronts shall be screwed together through the stiles (2-1/2 screws). All cabinet fronts shall be kept even and no cracks between stiles. Screws shall be counter sunk. D. Cabinet layout shall be furnished by Facilities Management at pre-bid. 8. COUNTERTOP Contractor shall install: A. Countertop shall be standard Formica laminated top. Contractor to furnish samples of styles and colors. B. Install a new stainless-steel drop-in sink and fixtures. Sink must be a double bowl with a minimum of 8-inch depth. C. Sink faucet- Delta-Lowes's item #356708, or equal. D. Sink baskets-Lowes's item #198311, or equal.A. Install all new PEX waterlines and schedule 40 PVC plumbing to kitchen sink, ice maker, water heater and bathroom fixtures except existing drains in concrete. All PEX fittings must be brass. Elbows must be used instead of bending PEX water lines and drop-ear fittings shall be used at all stops and water heater. B. All stops shall be ball valve with stainless braided supply lines. C. Contractor shall furnish and install a new wall mount laundry sink, comfort height-non water saver commode and 20-gallon electric water heater in restroom. Sink and commode shall be white in color. 10. GUTTER Contractor shall: A. Install and furnish commercial leaf guards on all commercial guttering at maintenance building
